Make two lists today: anything that looks like damage or stops something from working goes on the must-do side. Fresh paint, clean caulk, safe railings, working windows, and good lighting usually matter more than a full remodel.

In Atlantic County, I usually see buyers react harder to deferred maintenance than dated finishes.
