Why do I have to pay 3 months upfront just to move in?
It's one of the most common questions expats ask and it's worth understanding before you sign anything.
→ 2 months deposit = a security held by the landlord, not income. You get it back when you leave in good condition.
→ 1 month advance = your actual rent, paid ahead. It counts as your first or final month depending on the contract.
→ Total = 3 months, paid once before receiving your keys.
If the contract is clear, you leave on time, and the unit is in good shape — you get every baht back.
