Should you pay your housing loan with cash or CPF?

Can a couple earning S$3,000 combined still afford an HDB?

Yes, possibly, but income alone does not determine what you can buy.

An eligible first-timer family with an average household income of S$3,000 may receive up to S$95,000 in Enhanced CPF Housing Grant.

If the couple buys a 2- to 4-room resale flat and meets the relevant conditions, they may also qualify for:

• Up to S$80,000 CPF Housing Grant
• S$20,000 PHG when living near parents or children
• S$30,000 PHG when living with them

That is how a conditional resale-grant example may reach up to S$195,000 when living near parents.

But grants are only one part of the calculation. Your HFE result, CPF balance, existing commitments, flat price, remaining lease and cash requirements still determine what is genuinely affordable.

Do not rule yourself out—and do not commit based only on the maximum grant figure.

Can a beneficiary buy over a deceased parent’s HDB flat in Singapore?

Yes, it may be possible, but the buyer still needs to meet the usual affordability and eligibility requirements, including having enough CPF, loan capacity, and available funds to complete the purchase.

One important point: if the beneficiary is entitled to a share of the estate, that share is usually received after the transaction is completed. It does not simply reduce the purchase price upfront.

For example, if the flat is valued at $400,000 and your inheritance share is $100,000, you may still need to qualify and finance the full purchase first before receiving your estate share later.

A Voluntary Housing Refund allows you to return CPF used for housing back into your own OA. This can help reduce future accrued interest and improve your CPF position over time.

You can do it as a lump sum or gradually, almost like a monthly savings habit. The money is not paid to anyone else — it goes back into your own CPF account.

This may be especially useful for homeowners who want to reduce accrued interest, build up more CPF for retirement, or improve their future cash proceeds when selling the property.

Can a young buyer still buy an older HDB flat?

Yes, but don’t look at the selling price alone.

One important calculation is whether the remaining lease can cover the youngest buyer until age 95.

If it does not, you may still be able to purchase the flat, but the amount of CPF OA you can use, your HDB housing-loan limit and your Enhanced CPF Housing Grant may be pro-rated.

This could mean needing more cash to complete the purchase. In one case I handled, a young single buyer found an older flat in Ang Mo Kio. The financing was workable and the property was affordable, but after considering her age and the flat’s remaining lease, she needed almost $6,000 in cash.

Before committing to an older flat, calculate:

• The youngest buyer’s age
• The flat’s remaining lease
• How much CPF you can use
• Your housing-loan and grant eligibility
• The cash required upfront
• Your monthly mortgage commitment

Thought you would make a $70,000 profit from selling your HDB, but ended up with less than $5,000 cash?

This can happen when homeowners look only at the selling price and outstanding loan, but forget to include CPF refund, accrued interest, and any property pledge amount that may need to be returned to CPF.

In one recent case, the expected cash profit looked like around $60,000–$70,000. But after calculating the total CPF refund for both owners and the pledged amount, the actual cash proceeds were only around $3,000–$4,000.

That is why before selling your HDB in Singapore, it is important to calculate your true cash proceeds, not just the difference between your selling price and loan balance.
