This one was a little harder to share.

Most of what we post in real estate are the wins.

SOLD. PURCHASED. Another client. Another transaction.

But building a business also means learning how to deal with the opportunities that don’t become yours.

This one involved a good friend.

Of course I was disappointed when he chose another agent. I’d be lying if I said otherwise.

But after thinking about it, I realised something.

Friendship can open the door. It doesn’t guarantee the business.

When someone is making a decision about their home, their money and their family, they should choose the person they feel most comfortable trusting — even when that person isn’t me.

So nothing changed between us.

We’re still friends. I still wish him well with the sale.

And I carry on building.

Because I’d rather lose a transaction than allow a transaction to change a friendship that took years to build.

Still learning. Still growing.

And maybe that’s part of building a business too — learning that not every opportunity has to become yours.

The relationship should last longer than the transaction.

Some people spend their Sundays resting. Mine looks a little different. šŸ˜‚

Started the day with property viewings.

Then rushed over to AIS for my first basketball game.

Game done → straight to SCGS for the second one.

And finally at 8pm, back to property mode to collect the exercised OTPs from my clients.

Real estate agent.
Basketball coach.
Sometimes both within the same hour. šŸ˜‚

It was definitely a long Sunday, but I wouldn’t complain.

I’m still building my real estate career, while coaching continues to be a big part of my life.

Different roles. Different responsibilities.

But whether I’m helping a client with their home or standing courtside with my players, the responsibility feels quite similar:

People are trusting me to do my part properly.

Tiring Sunday? Definitely.

Worth it? Definitely. šŸ™šŸ¼

$35,000 below the last transacted price.
But that doesn’t automatically mean we got a bargain.

For this 3-room HDB at 108 Gangsa Road, my buyer secured the unit at $415,888.

The last transaction was around $35,000 higher.

Sounds good on paper — but when helping a buyer, I don’t think we should stop the analysis there.

Different floor. Different condition. Different facing. Different seller situation.

Every unit still needs to be assessed on its own.

What mattered was understanding the numbers, knowing what my buyer was comfortable paying, and negotiating from there instead of simply accepting the asking price.

Eventually, $415,888 was the number that got the deal done.

A price my buyer was comfortable with, for a home that suited what they were looking for.

Look at what the market has actually been paying.

The asking price was $800,000.
My buyers secured it at $765,000.

But the $35,000 difference isn’t actually my favourite part of this purchase.

This was a top-floor Executive Apartment at 680 Choa Chu Kang Crescent — bright, breezy and with an unblocked view.

When we looked at the numbers, the last transacted unit was on a lower floor at $765,000.

We eventually secured this top-floor unit at the same $765,000.

That’s the part that mattered to me.

Because negotiation isn’t simply about offering as low as possible.

A low offer means nothing if you lose a home that genuinely works for you.

The aim was to understand what the unit was worth, know where we could negotiate, and find a price that my buyers were comfortable committing to.

Asking: $800,000
Purchased: $765,000
Difference: $35,000

Most importantly, my buyers got the home they wanted at a price that made sense for them.

Sometimes, a good result isn’t about breaking the last record. It’s about knowing what the home is worth — and holding your ground.

This 5-Room Improved HDB at 170 Gangsa Road was sold for $828,000, matching the last transacted price.

And I’m happy with that result.

Because when selling a home, I don’t believe every transaction needs to become a ā€œrecord-breaking saleā€ for it to be considered successful.

The more important questions are:

Does the price make sense in today’s market?
Does it meet the seller’s expectations?
And can we get the right buyer to commit at that price?

For this home, we did.

$828,000. Deal done.

More importantly, my seller can now move forward with the next chapter.

Not every successful sale needs to break a record.

This 2-Room Flexi at 117B Canberra Crescent was on the second-highest floor.

We eventually closed the sale at $430,000, slightly below what the highest-floor unit had previously achieved.

Could we have kept holding out for more? Maybe.

But selling a home isn’t just about chasing the highest possible number.

The offer has to make sense for the seller, the market has to support it, and most importantly, it has to fit into what the seller wants to do next.

Sometimes a good result is knowing when you have the right deal in front of you.

Happy that we managed to get this one across the line.

And do what you say you’ll do.

Those principles mattered during my years in the Singapore Police Force, and they still shape the way I work today in real estate.

One policy changed overnight. But does it actually change your next property move?

The removal of the 15-month wait-out period has sparked plenty of conversations, but policy changes alone shouldn’t determine whether you buy, sell or upgrade.

Before making any move, there are still a few important questions to answer:

• Can your finances comfortably support the purchase?
• How much will you actually walk away with after selling?
• How much CPF will need to be refunded?
• What is your loan eligibility today?
• Does the timing make sense for your family and long-term plans?
