Most buyers are asking the wrong question about harmonized projects.

Yes, the rules changed. Around 5 to 7 percent of saleable area shifted because items like aircon ledges no longer count.
But the label itself doesn't decide whether a unit is worth buying.

What I'd rather you check:
✔ Whether the layout actually suits your household
✔ Whether the usable area supports the next 5 to 10 years
✔ Who realistically buys this unit from you at exit

But 9 towns set fresh all-time highs that same quarter, including Queenstown, Bukit Merah and Tampines. Mature estates near MRT, move-in ready flats, 5-room layouts barely moved. Reno costs $60k to $100k now, so families still pay sellers to skip the contractor.

📍 Where the dip actually lives: towns with 13,500+ flats hitting MOP this year. Tengah, Bidadari, Punggol. 4-room units still chasing 2024 peaks without standout features.

🤔 Don't ask "is the market down?" Ask "in this town, more sellers or more buyers right now?" That's where leverage lives, or doesn't.
