3 years. Same seller. Same agent.

My friend asked me to sell his Freehold Terrace for him.

Rightsize for retirement.

Simple enough right?

Except it wasn’t that simple.

T-junction facing. Full reno needed. Asking price on the high side.

Every serious buyer had objections.
Every viewing was an uphill battle.
Marketing costs kept piling up.

Then the dreaded knocking started.
Other agents enquired and went directly to my seller. Promising faster results.
Fresh strategy. New energy.

Unethical? Ya, maybe.
Common? Yes. Very common in the industry.

The thing is, my seller called me every time someone knocked.
"Got agent come and find me. I told them to call you."

6 months in. Same.
12 months in. Same.
18 months in. Same.

You know what kept me going?
Not the commission. Not the closing.

It was him picking up the phone and saying that — every single time.

That kind of trust? You don't take it for granted. You work harder because of it.

This home isn't RIGHT for you. Probably.

Homes in Singapore are getting smaller, so if that's what you're looking for, look away. Privacy is evaporating, if you like neighbours peering into your home, then this isn't for you. If you like being in close proximity to your family all the time, and hate the idea of separate alone time to decompress, then you're DEFINITELY not the right audience for this home.

And that's OK, because this is a unique listing, and it isn't for everyone. But if it's for you, then !

Moving house is never on anyone's mind.

You're comfortable where you are.

No urgency.
No hassle.
Life goes on.

But quietly, while you're comfortable — the market keeps moving.

In 2022, my family made a decision.

We sold our 4-room HDB at $668,000.

And bought a 4-bedroom condo at $1.46M.

People thought we were crazy.

A higher floor unit in the same block had just transacted at $1.28M.

And here we were, paying $1.46M for something below.

But as a realtor, I could read what was coming.

The market was moving.

And I knew — waiting would cost us more than moving.

Fast forward 4 years.

Our previous neighbour. Same floor. Same facing.

Sold at $670,000.

$2,000 more than what we got. In 4 years.

And our new neighbour downstairs here?

Just sold for $1.9M.

So what is the true cost of waiting?

For the HDB side, the numbers don't lie.

HDB resale price index growth has been slowing since last year.

And in Q1 2026 — it turned negative.

For the private side — prices continue to climb.

For someone sitting on an HDB right now, that's not just a missed opportunity.

That could be a double whammy.

Your asset softens.

The next rung of the ladder moves further away.

The gap widens every year you wait.

The signs are there. The data is telling you something.

But are you paying attention?

We went through it ourselves.

What really hit me recently when I thanked a friend for his support, and he said:
“I also never buy or sell what!”

But he still referred his friend to me.

That referral meant a lot.

Because in this line, it’s not just about transactions.
It’s about trust.

The kind of trust that says:
“I know you won’t mess this up for my friend.”

We’re not perfect.
There were deals that didn’t go through, messages we missed, moments we could’ve done better.

But that trust is what keeps us pushing to improve, every single day.
