With the rising interest rates, it is important to exercise prudence.

How does the latest cooling measures affect you?

⭐️Starts today, 30th September 2022 based on option to purchase dated from today onwards.

*For Private Home Purchase*
🔺Raise by 0.5%-point the medium-term interest rate floor used to compute the Total Debt Servicing Ratio (TDSR). Increased from 3.5% computation to 4%.
🔺The above also applies to new mortgage equity withdrawal loan applications.
✅Borrowers refinancing owner-occupied property loans will not be affected by this change!

*For HDB Home Purchase*
🔺Raise by 0.5%-point the medium-term interest rate floor used to compute the Mortgage Servicing Ratio (MSR). Increased from 2.5% computation to 3%. This means that housing loans granted by HDB, HDB will introduce an interest rate floor of 3% for computing the eligible loan amount.
🔺Loan-to-Value (LTV) limit for HDB housing loans from 85% to 80%. But if you are taking a bank loan, it will remain as 75% Loan-To-Value
🔺A wait-out period of 15 months for private residential property owners (PPOs) and ex-PPOs[1] to buy a non-subsidised HDB resale flat. The wait-out period will not apply to seniors aged 55 and above who are moving from their private property to a 4-room or smaller resale flat. If aged 55 and above, cannot buy 5-room or bigger resale flats, have to wait out after the 15 months period.

*For Private Non-Residential Property Purchase*
🔺Raise by 0.5%-point the medium-term interest rate floor used to compute the Total Debt Servicing Ratio (TDSR). Increased from 4.5% computation to 5%.

As a typical Singaporean, our parents have cultivated us to be prudent and saving money has become a part of our Asian culture.

Did you know that there is more than 1 method of savings? Apart from placing your savings within a bank account, where it “shrinks” in value over time due to INFLATION, some savvy individuals have adopted the ASSET SAVINGS PLAN, where their savings hedges against INFLATION and often it even exceeds the INFLATION appreciation!

Eg.
Placing $250,000 into a Bank’s fixed deposit account, offers you 2.6% interests per annum. That works out to be $6,500 interests per year.

But placing $250,000 into an Asset Savings Plan, and if you get a 75% loan on a $1m property, assuming that the property doesn’t appreciate in value, the rental itself could yield you $3000 monthly rent x 12 months = $36,000 per year.

Bank Savings $6,500p.a vs Asset Savings $36,000p.a, which one do you prefer to receive?

Hasn’t it been scary to hear that the banks are expecting bank mortgage interest rates to hit 4% because the US Fed Rates have been increasing lately.

What you didn’t know of:

1. The US Feds are trying to curb inflation by increasing interest rates just enough without causing a recession.

2. The US economy has recovered and is now considered healthy enough to take the shocks of increasing interest rates.

3. Based on the last round of hike of interest rates in year 2015, when the US Economy was experiencing economic recovery, it took 5 years to hit its peak. Which in this chart, we can see that at that point SIBOR was max at 2%. With bank spreads, it was also hovering about 2.8% averagely.

4. Eventually, after increasing the Fed interest rates, it also creates more “debts” for the Feds to clear. Which led to the 4th round of QE in year 2020, which instigated the Feds to reduce the Fed rates thereafter.

5. Most importantly, in Singapore, we are blessed that our banks are now offering floating loan packages with the SORA rates, which is significantly lower and more stable than SOR and Sibor as show in the charts above.

6. Well, the prediction of the 4% interest rates that are showing on the news are referring to the fixed rates packages which are a little on the higher spectrum at the moment. The current floating packages could be as low as 1.23% versus fixed rates of 2.65%.

7. With such great disparity in percentage between the fixed and floating rate packages, I would advise to go with the floating package since it takes a long time to catch up.

8. If you are sitting on the fence, undecided… I urge you to take action and buy a property today, so as to enjoy the lower interest rates of today’s value!

Hey, have you heard about the latest implementation on ABSD for trust deeds?

I have created a short video clip to explain it clearly to you.

If you are intending to in the future or already about to do so… in short:

1) 35% ABSD applies for a purchase or transfer

2) You can apply for a refund within 6 months from date of ex*****on of the trust deed, if you do the following:

- Your beneficiary must be a person and with a valid birth certificate or identification.

- Make sure the beneficiary owns the property now and not in the future!

- Lastly, do not put in any conditions that can suggest that the beneficiary of the trust deed can be revoked or replaced.

What is the Market Outlook for Singapore’s residential prices in the coming year ahead?

I am sure you have heard from your friends or learned from the news about the 2 land bids in Ang Mo Kio and Lentor, which were at $1,171psf and $1,204psd respectively! And that translates to an average sale price of $2000psf and $2100psf in the Outside of Central Region.

And the recent 2 other land bids in One North have also a high interests of 10 bidders each, @ $1210psf and $1245psf respectively, which also translates launch prices to be $2100psf average.

The only plot that seemed out of place was the one in Marina View recently, which has a requirement of developing a hotel and some 900+ residential units. The only reason why a plot so big concluded with only 1 bidder is because the construction cost was massive at $2.6 Billion and this is an estimation with the recent rise in construction cost of 60-70%, which kept many developers away. And not forgetting the recent increase in development charges!

The only comforting news is that all of the above launches will only launch next year. Here is a window of opportunity to grab a price gap in the market by entering at an old price tag.

We have all seen the recent 2017 property cycle caused by the 3 years of Enbloc cycle, and those who purchased post launches during those times, have gained on their investments. I believe that 2021 is yet another start of the Enbloc cycle not to be missed.
