🚨 Singapore property market, pay attention! A major test of sentiment is underway. The Canberra Drive Executive Condominium (EC) site, District 27's latest offering has been launched for public tender.

This isn't just any land sale, it's the first EC site to face the music under the powerful new framework introduced on May 8. We're looking at a DOUBLED MOP of 10 years, a complete removal of the Deferred Payment Scheme, and a massive 90% quota for first-time buyers. Analysts are calling it a crucial litmus test for both developer and buyer confidence in this new, tighter landscape.

While the small unit yield (~185 units) makes it less attractive to the giants, its low risk entry is drawing mid-sized developers. And with Canberra MRT a short walk away, local HDB upgrader demand is expected to be fierce, but price sensitivity is real.

Will conservative bidding prevail, or will pent-up demand defy the odds? ⏱️ The tender closes on October 1, 2026.

We sold this house in 10 days! 🎉

When the sellers couldn’t move their unit with their previous agent, we quickly put in place several steps that needed to be done to move it.

Took us a week to implement the changes. We placed the unit in the market with a carefully curated plan.

Within 10days we found a buyer with $30k above last offer previously.

Taking pictures and posting on property portals doesn’t work today.

Is the "Luxury Gap" widening? 📈 Condos hitting $3,000 PSF just reached a 2-year high.

While some wait for a market cooldown, the top-tier segment just had its strongest quarter since 2023. We saw 75 units in the CCR transact above the $3,000 psf mark in 1Q2026 alone. Leading the charge? River Modern, which sold nearly 90% of its units on launch day.

For the 40+ upgrader, this is a signal: Wealthy buyers are viewing Singapore real estate as a 'Safe Haven' asset for capital preservation. When the top of the market moves, it eventually ripples down to mature estate HDBs and mid-tier condos.
