A follow up from my previous post,
Here's some write up about 8M real estate property investment company.
We can learn a few important points about property Investment here.
First or all,
Let not forget this good, old fashion time-tested truth about property Investment.
It is a long term game.

While we do hear of the occasional profitable quick flip, such tactics is not sustainable nor advisable if you want to earn serious returns.
Property Investment like all investment are not spared by market cycles.

Much less volatile then stocks,
Being illiquid, we need to manage turn around timeline, especially if one needs to exit unexpectedly.

For 8M, they are clear on their investment objectives.
They are in for the long haul, have sufficient funding and thus do not need sell under financial pressure...an ideal scenario, all investors should aspire towards.
Like the saying goes, ' All good thing takes time'
Patience & Fortitude reaps handsome gains here.

Quite a sizable investment purchase was made recently in Tanah Merah.
What interest me was the buyer profile who bought this $64 mil commerical segment of shops.

It is not unusual for big property players like CaptiaLand or their industry peers to acquire property of such nature.
Instead it was bagged by 8M real estate,
a small boutique property investment company who started in 2014 buying shophouses as part of their asset allocation strategy.
Fast forward 10 years later,
with their astute investment foresight on picking this property asset class,
It has evidently reaped handsome gains for them to take a bigger leap to acquire more commerical properties that will potentially help them enhance their property portfolio even further.

Like many will say, 'Hindsight is always 20/20'.

However why not excerise foresight now?

As shared by a mentor,
A good commerical property have a higher
IRR of 20% or more as compared to residential property which is around 9 to 10% (which is also a good return for this rate.)

We can learn from established property giant CaptiaLand group that will most probably get approval from their stakeholders to snag 50% stake in this grade A retail space in prime Orchard shopping belt.
What caught my eyes is despite its 1.85 Billion price tag it is still able to acheive a gross 7.1% yield per annum.
So let's not missed what the rich is doing.

Let's build our investments portfolio wisely learning from those who have already blaze the trail for us to follow.

Another segment favoured by property investors.
Even established property developer like Fraser are turning their investment sights to this 'high performing asset class' industrial properties
to ride on its potential growth.

As a realtor on the ground serving my investor clients, I have the privilage to help them hunt for high yield rental properties sometime as high as 10% p.a or more.
However, a high rental yield may not be the only factor we should consider before making the purchase. There are other metrics we should look at before plonking your money into this asset class.
