📣 2Q 2025 HDB Quarterly Report is out!

Here’s a quick snapshot of what’s happening in the market:
🏠 Resale prices rose by 0.9% QoQ, marking the 21st straight quarter of growth.
📉 Transaction volume dipped slightly, with 6,981 units sold (–5% YoY).

📌 Key Highlights:
– 💰 408 million-dollar flats sold (up from 348 in Q1)
– 🏷️ Nearly 75% of resale flats still priced below $750K
– 🏘️ 6,974 flats reaching MOP this year — lowest in a decade
– 📆 Many buyers are waiting for the July BTO/SBF launch (8,500+ units)

From 4 July 2025, the Seller’s Stamp Duty (SSD) holding period for private residential properties will be extended from 3 to 4 years, and rates will increase by 4% across all tiers.

What this means for you:
🏡 Most sellers (72.1%) hold for over 5 years — so you’re likely unaffected
🏡 It targets short-term flipping, not long-term ownership
🏡 HDB flats remain unaffected due to the MOP
