This is my long term view for Singapore Real Estate Market at least till 1st Q of 2021. Read more here for full details.

After meeting with Local Big Four Banks on real estate outlook for the rest of year 2020.
Points to take away: (my own view)
1) Real estate purchase will showdown (purchase can come from those that need a unit for own stay. Not so many on investment purposes - only those that are presenting great value in long or longer-term - 20% or more below bank valuation, and buyers with ready cash may inject into this sector. Those with ready cash will have faster ROI with stock market - real estate investment market will follow thereafter)
1a) Bank Mortgage Sale units will likely to increase.
1b) Sellers trying to cash out for a profit may withdraw their units.
1c) Owners activities for re-mortgage will increase

2) Real Estate rental will maintain or erode downwards further (tenants may start leaving from SG as the company downsizing) more competition from neighbouring estate, etc.

3) Bank Lending will be low till 2021 -2022

4) this is a very personal outlook
Additional Buyer and Seller stamp duty - I believe this is the last key how it can either brighten up the real estate market or remain the same as the rest of the market. Note: (additional stamp duty) have not included the normal stamping of 4%

Simply translate take example for 2nd timer local purchasing $1M
Cash only Additional Buyer Stamp Duty (12%) $120,000 + "Normal" Stamp Duty 4% $40,000
$160,000 cash - biggest purchasing cost.

Therefore now the market will be under the mercy of the gov.
I am not surprised if there are no or little adjustment from there (unless the mortgage sales are hurting the banks).
Gov needs to recover their savings, they have given out during the difficult times.
