While home ownership is celebrated, it is clear that the Government discourages us from taking second helpings of real estate — to not hoard property supply from future homeowners. Hence, ABSD was created.

It is a “1 name 1 property” rule if we do not want to fork out ABSD.

As agents, we are masters of planning timelines and advising our clients on how to reduce our stamp duties payables. Legally, of course.

Let’s learn more about Additional Buyer’s Stamp Duty (ABSD) 💵

As its name suggests, ABSD is a tax that is levied on top of the usual Buyer’s Stamp Duty (BSD). It only applies to certain profile of buyers.

ABSD is first introduced on 8 December 2011 to moderate demand for residential property – thereby ensuring that residential property remains affordable for the majority of Singaporeans.

Property transactions are subject to stamp duty, whether you’re a buyer, seller or tenant. If you’re in the market to buy or sell your house, you must be aware of jargons like BSD, ABSD and SSD.

Stamp duty is a significant costs you need to factor in your budget. Especially so if you are a PR and foreigner.

Cash Over Valuation, otherwise known as COV, is a commonly-heard term when buying resale flats and private properties (e.g. condominiums).
