Recorded my first million dollar HDB flat sold in May 2025, this beautiful 4-room 36th floor unit, near to Bouna Vista MRT, that has broken the previous record price for the block!

I always knew there is potential in this unit, despite gunning for a record price. The super high floor with view of the landed, although with nearby construction for the Ulu Pandan BTO, still has its own attraction.

Just a 5 mins drive to Holland V & Clementi, and a 15 mins drive to Orchard Road, 24-hrs NTUC beside the block, this location is ideal for young families.

After going through around 10-15 groups of viewing, we closed with a sincere buyer, but it was with some challenges. We had to go through several rounds of negotiations, back and forth offers as the buyer was worried for COV, and we found a plan to work to alleviate buyer’s concerns.

In the end, God found a way for us and it all worked out when valuation was met with $0 COV! A win-win for both sellers and buyers, and I’m happy to have facilitated for this positive outcome! 😃

On to the next assignment! 💪🏼

Use of AI to virtually stage a tool is becoming an important part of an agent’s arsenal of marketing tools allowing a potential buyer to visualise the possibilities of spaces - especially old units!

Because i was a real estate photographer, did lots of editing on photoshop and savvy in using technology, this has allowed me to harness on such tools to close faster & at a higher price because I’m not just selling a space, but more importantly creating a vision of the potential of a property, all without extra costs!!

Not many people know… but the type of holidays I enjoy most are often related to nature & off the beaten tracks… living in more remote villages, visits temples and far away from shopping malls and commercial districts, give me the most joy!

It allows me to embrace in peace, serenity and calm. It allows me to listen to the birds, the animals and soft breeze…these experiences fill me up with immense energy of the universe!

2 countries I went and thoroughly enjoyed are Laos (2009 & 2012) and Chiang Mai (2024)! Here are some photos of these places… can you feel the same energy I felt? 😄

2024 has been a year of growth in many ways!

In real estate, I have had twice as many clients as I had in 2023, and slowly but surely, rose my ranks to become an Associate Manager. It is a small but an important step that is made possible by my clients’ trust in me, and my insistence on the true value of service.

On a personal note, I have also engaged in much spiritual growth in 2024, as the meaning of life extends much more than just what we have physically. More meditations and sutra reciting helped me to promote merits that can enhance family, friends, those around me and any sentient beings open to receiving unconditional blessings.

The foundation of spirituality, strong values and good service has helped me to spread positive energies to those around me, the properties I oversee and the potential buyers that come by, ensuring that I have a positive outcome, no matter the challenges and obstacles faced.

For 2025, I will continue to work even harder, serve to my best ability and promote positive energies to all persons I meet, interact and transact, while staying true to my values!

Not many people know, but for a period of time I was also carrying out car shoots for local car dealers!

Car photography itself is an art- how do you present the features of a car and communicate a lifestyle and emotion to it?

If you think about it, literally everything in life is a sales pitch! How you present yourself at work, in front of others, how you date, take up projects, carry out meetings, interact with clients and provide the service for a product.
