Singapore is more than just a place we live in. It’s home.

The HDB blocks that most of us grew up around, the familiar streets, the coffeeshop nearby and of course… the red-and-white flags flying proudly everywhere.

As a property guy, I usually look at a block and think:

“What's the floor?”
“What's the view?”
“What's the valuation?”

But today, I look at these same blocks a little differently.

Because whether it's an HDB, condo or landed home, a home is never just bricks and walls, it’s the people, the memories and the little everyday moments that make it special.

We may dream of bigger homes and better views… but at the end of the day, this little island is still our home.

Almost every buyer who DM me, I sure ask this question:

Think Tokyo is all Japan has to offer? Wait till you visit Kamakura. 🌊🚃

Just about an hour by train from Tokyo, Kamakura feels like a completely different world. Slower, more peaceful, with beautiful coastal views, historic temples, and some seriously good food.

This day trip easily became one of the biggest highlights of our entire Japan adventure.

📍Places we visited:

• Kamakurakokomae Station
• Slam Dunk Railway Crossing
• Shichirigahama Beach
• Hase Station
• Kotoku-in (Great Buddha)
• Kamakura Station
• Komachi Street

💡Our takeaways:
• Ride the Enoden Line—it's an experience on its own.
• Don't miss the iconic Slam Dunk crossing for photos.
• Slow down and enjoy the seaside atmosphere—you'll feel a completely different side of Japan.
• Come hungry! The sweet potato sticks, Hayama beef meatballs, and dango are all worth trying.

Here's a question I ask almost every buyer before going to the showflat.

“If two projects cost almost the same... why do some become much easier to sell years later?”

Most buyers spend weeks comparing PSF. Very few spend even 10 minutes asking what creates future demand.

Because when you eventually sell, your next buyer isn't buying your memories.
They're buying what the project offers them.

Not long ago, I assisted a couple eliminate 5 launches in one afternoon. We didn't find a better project—we simply stopped comparing the wrong things.

If you're looking at new launches this year, PLEASE don't just compare prices.

Compare who you'll eventually be selling to.

Ironically, I almost never became the kind of agent people would recommend.

Recently, something happened that made me smile.

About 10 years ago, I assisted a couple in selling their home and buying another one.

A few weeks ago, their son contacted me to buy his first home.

Later on, I found out his father had told him,
"Engage Henry. He'll take care of you."

Honestly, I wasn't expecting that.

After a few rounds of viewings, we found a corner unit that suited them well.
It needed some renovation, and it was just opposite the parents' home.

Seeing them collect their keys made me think about how long I've been doing this.

When I first started in real estate 16 years ago, I kept asking myself,
"Why would anyone choose to work with me?"

I think many new agents ask themselves the same question.

Over time, I realised I was asking the wrong question.

Instead of asking,
"Why should people choose me?"

I started asking,
"What's best for my clients?"

Sometimes I tell them to wait.
Sometimes I tell them not to buy.
Sometimes we viewed many homes before finding the right one.

I just wanted them to make the right decision, even if it meant taking a little longer.

I never imagined that one day, a client would recommend me to his own son.

Alamak... suddenly I feel so uncle. 😆
But jokes aside, I'm really thankful for the trust.

Think you've seen Tokyo? Wait till you try eating your way through it. 🤤🇯🇵

This was easily one of our busiest (and tastiest) days in Japan—from seafood at Tsukiji, shopping in Harajuku and Shibuya, to ending the night in the neon streets of Shinjuku. Every neighbourhood has its own vibe, and really, one day still wasn't enough.

• Takesh*ta Street
• Harajuku Churros
• Shibuya Crossing
• Shinjuku 3D Cat Billboard

• Visit Tsukiji hungry—you'll want to try everything.
• Don't skip Mos Burger in Japan. It really tastes different.
• If you see a long queue at "I'm donut?", join it. It's worth the wait.
• Visit Shibuya Crossing around 6–7pm if you want to experience the busiest crowds.
