Another HDB completion in the bag!

My clients had initially wanted to buy a flat first before selling their current home but that has financial downsides like having to pay mortgage for 2 properties at the same time! So, we suggested using HDB's ECF (Enhanced Contra Facility) where they can buy and sell at the same time. We sold their 3-rm flat (with $15k CoV!) so they could upgrade to a much larger 5-rm in a point block. Timeline planning is crucial for contra deals but in doing so, our clients managed to save time and money.

Though Imee and Randall secured a 3-room BTO flat in Bidadari, construction delays had them waiting for the flat for 6 long years. In that time, they got engaged, married and had their first child. Eventually, the couple decided to forgo their BTO flat and purchase a 4-room resale flat in Hougang.

HDB loans can only be used for BTO, Sale of Balance Flats, open booking of flats, and resale flat purchases. Unfortunately, they cannot be used to buy executive condos (EC). 😔

This was a next level deal for us! I was overseas and so was the seller, so we had never met in person. All our communication was through texts and long but productive phone calls. My colleague was on the ground, conducting viewings and liasing with the buyers & their agents.

There was alot of back & forth during negotiations and at times, tensions were running high. However, we stuck through it and did our best because the sale had to go through, no matter what. We're pleased to share that our sellers were happy with our efforts and his profits too, of course!
