“This Agent Said Can Get.”

At F&BSG, we hear this far too often.

Unrealistic rents.
Unrealistic expectations.
Agents who understand property, but not F&B operations.

Then another operator closes.
And everyone acts surprised.

A lot of F&B businesses are not failing because the food is bad.

They are failing because too many people earned before the operator did.

The market rewarded Guzman for walking away from the U.S. market.

Yet many investors still chase “regional expansion” stories like expansion alone guarantees success.

In F&B, growth without sustainable economics is just expensive theatre.

More outlets doesn’t mean a stronger business.

Sometimes the smartest operators know when NOT to expand.

Singapore is discussing “nutrition labels” for AI.

Think about that for a second.

Technology has become powerful enough that governments are now discussing warning labels, transparency and disclosure standards for AI systems.

So we started wondering…

What if F&B listings had warning labels too?

- Rental renewal due soon
- Footfall looks busy. Sales don’t.
- Equipment older than the photos suggest
- “Highly profitable” based on fantasy pricing

That’s exactly why F&BSG was built differently.

Not every listing deserves to be listed.
And not every “good deal” is a good deal.

Not every opportunity needs to be shouted across the market.

Some operators prefer discretion.
Some landlords prefer the right fit over mass enquiries.
And serious buyers usually look beyond hype, inflated projections and noisy listings.

At F&BSG, we focus on curated opportunities, realistic positioning, and connecting the right stakeholders together.

Quiet doesn’t mean weak.
Sometimes it means the deal is real.

Upper Thomson.Realistic rent.Realistic takeover.

Not every opportunity needs loud marketing.

Some F&B opportunities are better kept low profile.

Upper Thomson remains one of Singapore’s strongest long-term dining belts — but in today’s market, realism matters more than hype.

Realistic rental.Reasonable takeover.Serious operators only.

Not every deal needs to go viral. Some just need the right operator.

Gardenia is not the first.
And it probably won’t be the last.

More companies are keeping headquarters in Singapore… while quietly shifting operations and production elsewhere.

Why?

Rising costs.
Manpower pressure.
Rental pressure.
Operational overheads.

At some point, policymakers need to stop asking businesses to endlessly adapt — and start asking whether the system itself is still sustainable.

Singapore cannot survive on branding, finance and management alone… if real operations no longer make economic sense here.

The smartest F&B businesses are sometimes the ones consumers never see.

While restaurants compete for attention, some companies quietly scale behind the scenes through infrastructure, logistics, supply chains and backend systems.

Consumers remember the brand.
But behind many successful stalls is an invisible ecosystem keeping the industry moving.

F&B is bigger than restaurants.

39% of Singaporeans believe Singapore may enter a recession within the next 6 months, according to a recent YouGov survey.

Yet parts of the F&B ecosystem are still behaving like it’s 2022.

High rents.
Inflated expectations.
Weakening consumer sentiment.

The market is not dead.
It is correcting.

100 years.
And still the next generation chose not to continue.

Many people think F&B businesses close because the food failed.

But sometimes the business survives…
while the people behind it are simply exhausted.

Long hours.
No off days.
Rising costs.
Manpower stress.
Rental pressure.
Operational burnout.

Over the years, I’ve seen more owners wanting out — not always because they’re losing money, but because the lifestyle has become harder and harder to sustain.

A business can be iconic.

But the real challenge today is finding someone willing to carry it forward.

A lot of F&B owners today are no longer holding on because the business is doing well.

They are holding on to hope.

Hope that the market improves.
Hope that the right buyer appears.
Hope that the next month will somehow be better.

But based on what I’ve been seeing across the Singapore F&B market, many businesses are already past the point of recovery long before owners realise it.

This is probably one of the toughest market conditions I’ve seen in the past 15 years.

Profitable businesses receiving little to no enquiries.
Fully fitted takeovers with no takers.
Prime street-front units sitting vacant.
Landlords repossessing units due to rental arrears.

Sometimes the hardest decision for an owner is not how to grow the business.

It is knowing when to let go.
