As residential property tax will be raised to 5-23% in 2023, whereas commercial property tax remains the same, it seems that investing in commercial property is more stable and has a higher potential for greater yield in future.

Unfortunately, yes. You will not be affected if you submit your resale application before 30 Sept.

The good news is that if you are above 55 years old and downgrading to a 4-room or smaller HDB, this ruling will not impact you. Singapore government mentioned that these are temporary measures until the current situation changes. Hopefully, we don't have to wait too long for the change to announce.

At best, you should look at your rental income covering all your monthly mortgages and still get some cash left over. At worst, your rental income should cover at least 80% of your mortgage. If you leave your house empty, you are wasting its money-making potential.
