A Family Transformed Their Marina One Residences Apartment Into A Futuristic Spaceship

The three-bedroom unit now looks like something out of a sci-fi movie.

Home owners going the extra mile to create their dream abode isn’t unheard of. But for this family of three in Singapore, it’s about turning an idea that’s out of this world (literally) into reality.

The design for this visually outstanding, futuristic all-white 1,518 sqft three-bedroom Marina One Residences apartment (yes, where Romeo Tan recently moved in to) was inspired by Passengers, the 2016 sci-fi flick starring Jennifer Lawrence and Chris Pratt.

Turning a condo unit into a space-inspired capsule required a sheer amount of planning and customisation, as designer Jackie Lai (below) tells 8Days.sg. According to the founder of local interior design firm Copper Design, it took one year to prep, plan and research, and another year to complete works as some items involved R&D and were imported from overseas.

Jackie reveals that he’s actually the fourth designer that the owners had approached. The previous three interior designers did not take on the project as it’s “highly challenging and there are very limited local craftsmen that can do the job.” In fact, Jackie tells us that he was rejected by several craftsmen here during the course of the renovations.

The owners had initially set aside a budget of $250,000 for this project, while Jackie had estimated it to be $400,000, “based on the technology involved”. Eventually, they settled at $320,000 after excluding the proposed plan to refurbish the private lift lobby of the apartment.

To transform this brand-new condo, which had come almost fully-furnished with new equipment, almost everything had to be ripped out.

The existing air-conditioning was removed for a higher ceiling. New marble walls and flooring that originally clad the whole unit were overlaid with white epoxy to get the all-white look. Only some kitchen and bath fittings, including Miele kitchen equipment, were retained.

Furniture was also custom-made for the space, like the 6m-long sofa in the living room and the centrepiece of the home, an artfully-shaped dining table (above).

To ensure that the home doesn’t look too clinical, bold tones of grey, like that in the master bedroom (above), were also added to provide contrast.

The beds in the house are designed to look like they defy gravity, thanks to the design of the bespoke bed frame as well as the lighting in the room.

A plethora of materials were used for fittings and furniture, as the owner had one request: no wood.

Instead, solid surfacing, metal and glass were utilised. These had reflective qualities and made the space look larger (a pro-tip that you can apply to even your non-spaceship-like home).

Undoubtedly, the space is unique as it is elegant. But how practical is it to maintain an all-white home? Of course this was also taken into consideration during the design process.

“[White surfaces] can be quite difficult to maintain as [dust is more visible]. That’s why I proposed a mostly matte look for the apartment,” Jackie says. “Most of the material surfaces are mainly made of HI-MACS® Alpine White, widely used by Zaha Hadid Architects that can be moulded into any shape, is weather-proof and easy to maintain.”

Marina One Singapore - The Green Heart of Singapore

Marina One in Singapore is to date the largest project by ingenhoven architects. The project was officially opened on 15th January 2018. As an international role model for living and working, Marina One makes an innovative contribution to the discourse on mega-cities, especially in tropical regions, which, in the context of increasing population and climate change, face enormous challenges.

The high-density building complex with its mix of uses extends to over 400,000 square meters and, with its group of four high-rise buildings, defines the Green Heart—a public space extending over several stories. This three-dimensional green oasis reflects the diversity of tropical flora.

Today, more than 50 percent of the world’s population lives in cities. This number will increase to 70 percent in the next three decades. By 2050, the world’s population will increase to nine or ten billion. In urban agglomerations, this growth cannot be accommodated without high-rise buildings. The Green Heart is the core concept for Marina One. It was designed by ingenhoven architects in close cooperation with landscape architects Gustafson Porter + Bowman. The interaction between the geometry of the buildings and the garden facilitates natural ventilation and generates an agreeable microclimate. The largest public landscaped area in the Marina Bay Central Business District of Singapore provides living space close to nature, the usable area of which is 125 percent of the original site surface area.

Marina One comprises four high-rise buildings which accommodate office, residential and retail functions and have been rated under the Green Mark Platinum and LEED Platinum schemes. The two office towers each have a usable floor area of 175,000 square meters; the two residential towers provide 1,042 city apartments and penthouses for about 3,000 residents.

The organic shape of the building complex with its iconic louvres, and the generous planting, contribute to an improvement of the microclimate and increase biodiversity. Inspired by Asian paddy field terraces, the green center formed by the four towers—with its multi-story three-dimensional gardens—reflects the diversity of tropical flora and creates a new habitat. This Green Heart comprises over 350 different types of trees and plants, including 700 trees, on a landscaped area of 37,000 square meters. Various types of animal become part of this biological diversity. Inspired by the natural climate changes at the different vertical levels of a rainforest, the landscape architecture mimics a green valley with its variations in climate according to level. Restaurants and cafés, retail areas, a fitness club, pool, supermarket, food court, and events areas on the different open terraces not only provide products and services to the residents, office workers, and visitors—they also create places for social interaction.

The compact and efficient layout design is complemented by energy-saving ventilation systems, highly effective external solar screening devices, and glazing that reduces solar radiation into the building. Direct connections to four of Singapore’s six mass rapid transport lines, bus stops, bicycle parking facilities, and electro-mobile charging stations ensure that exhaust emissions caused by private transport are significantly reduced. The color scheme of the interior and the building facade features calm and earthy bronze shades in order to support the harmonious atmosphere.

Singapore’s new title “City in a Garden” is evident in Marina One, a stunning energy-efficient cluster of four high-rises clustered around a spectacular “Green Heart.” Designed by ingenhoven architects in collaboration with local firm A61 and landscape architecture firm Gustafson Porter + Bowman, Marina One offers a mix of residences, retail, and offices – but the real draw is the publicly accessible green center that takes inspiration from Asian rice paddy terraces. Planted with over 350 types of trees and planets, the 37,000-square-meter landscaped area mimics a rainforest and provides cooling microclimates and increased biodiversity.

Located in Singapore’s Marina Bay Central Business District and set to open later this year, Marina One consists of four buildings: a pair of LEED Platinum pre-certified office towers totaling 175,000 square meters and two 34-story residential towers with 1,042 apartments set atop a retail podium. “While the outer face of the four towers strictly follows the city grid, the maximised inner space is a free-formed three-dimensional biodiversity garden,” wrote ingenhoven architects, who say the “Green Heart” garden is the largest public plaza in the CBD. The shape and placement of the garden and buildings optimize natural ventilation and a comfortable microclimate year-round.

The sustainability-minded development uses energy-saving systems such as solar shading and high-performance glazing, while solar panels draw renewable energy. Rainwater harvesting and NEWater for toilet flushing reduce water consumption. Marina One will offer direct connections to four out of the six Singaporean MRT lines and bus stations. The “Green Heart” will include 700 trees and is shaped by the undulating terraces that surround it. Wooden walkways traverse the landscape.

Compass Point renamed 1 Sengkang Mall: Other names in Singapore that drew flak

A naming contest for Compass Point launched on Oct 15 culminated in Tuesday's (Dec 22) Facebook announcement that the suburban mall will be known as 1 Sengkang Mall when it reopens after renovations next year.

Ms Lee Sook Fong, who submitted the new name, was rewarded with a $1,000 cash prize, but not everyone was impressed. Netizens disparaged the lack of creativity and called for the mall to retain its original name.

Here are five other examples of naming attempts that did not go down too well:


1. MARINA BAY
The Urban Redevelopment Authority (URA) embarked on a year-long search for a new brand name to help sell major developments in Marina Bay, but the "new" name - announced on July 21, 2005 - proved anti-climactic.

A fee of $400,000 was paid to a brand consultancy and some 400 possible names were mooted, yet Marina Bay ended up reusing its original name in what many Straits Times readers felt was a futile, resource-wasting exercise.

"The name is not new. But what has been used informally so far has now endeared itself to all parties," then-National Development Minister Mah Bow Tan explained.


2. BUDGET TERMINAL
A two-month campaign and contest that cost $28,000 was held in an attempt to find a name for Changi Airport's now-defunct low-cost facility, which opened in March 2006. In the end, a panel of eight judges consisting of senior management staff from the Civil Aviation Authority of Singapore (CAAS) settled on an underwhelming choice that was lambasted by everyone whom The Straits Times spoke to.

Student Jonathan Sng's Budget Terminal suggestion was among the 12,000 entries that were submitted. The name netted him the $2,000 prize and a mobile phone after a ballot was held, but even Jonathan, 15, himself was not expecting to win.

"I was very surprised when I became a finalist because I did not think Budget Terminal was an exciting name," he said.

The terminal shut in September 2012.


3. SINGAPORE NAVY'S 8 NEW WARSHIPS
The Republic of Singapore Navy (RSN) launched a public naming contest complete with attractive cash prizes worth a total of $8,000 for its eight new Littoral Mission Vessels (LMVs) on Facebook in February 2015.

This unusual method of crowdsourcing meant that RSN received some rather cheeky and controversial suggestions - and over 12,000 entries. It ended up using six names (Independence, Sovereignty, Unity, Justice, Dauntless and Fearless) taken from existing ships that were due to be replaced.

Only two names - Indomitable and Fortitude - were new, drawing some flak from netizens who questioned the need for a contest in the first place.


4. BUKIT PANJANG LRT
Singapore's first light rail project understandably generated plenty of excitement, with a month-long Name The LRT System contest held in February 1999 to seek a unique and suitable name for it before the opening on Nov 6.

"We don't think that Bukit Panjang LRT is the best name for the rail system. First of all, it's not really accurate because the trains will serve Choa Chu Kang residents as well," a spokesman said then.

Despite the public putting forth interesting names such as Sky Rail, Super Train, Western Express and Singmove, they settled on - wait for it - Bukit Panjang LRT.


5. TAN KAH KEE STATION
The Land Transport Authority (LTA) first opened its feedback portal in August 2008 to seek suggestions for names of nine stations on the 16.6km Downtown Line 2.

One particular station - DT8 and initially dubbed Duchess after a road near the station - later became a point of contention when the LTA announced nearly a year later that the station would be named Tan Kah Kee, after the late Chinese philanthropist who founded the nearby Hwa Chong Institution (HCI).

The debate, which ignited in 2011, centred on the need for the name of transport facilities such as a MRT station to reflect its location clearly.

Straits Times reader Lee Kip Lee wrote in his letter on Jan 17 that year: "The MRT system and map serve commuters and should be completely integrated and aligned with the public's understanding of Singapore's urban geography. Giving a station a name that is not directly related to the location will only create confusion among commuters."

In its response to Mr Lee, LTA said Tan Kah Kee had topped a public poll for the station's name and pointed out that there was a road named after Mr Tan in the vicinity of HCI.

由我国淡马锡控股和马来西亚国库控股在本地开发的联营项目滨海盛景,将集商务和消闲为一体,同时也为《滨海湾发展蓝图》掀开新篇章。

我国总理李显龙和马来西亚首相纳吉,在进行双边领导人互访之际,为这个项目的建筑设计主持揭幕礼。

滨海盛景出自国际知名建筑设计大师英恩霍文之手,总建筑面积达367万平方英尺,预计在2017年落成。负责发展这个项目的是由我国淡马锡控股和马国国库控股联合成立的联营公司 M+S。

除了两座、共1千零42个单位的豪华住宅项目外,滨海盛景也拥有两座总面积达188万平方英尺的办公楼。其中两个办公楼单位,面积各为10万平方英尺,这将是亚洲最大的办公楼单位之一。预计,滨海盛景的住宅单位将在今年下半年推出市场。

我国李显龙总理说,这个项目将会是新马两国的骄傲。

他说,滨海盛景将会是我国新商业区的标志性项目。它将会在两国的友谊下繁荣兴旺。

纳吉也对滨海盛景的设计赞不绝口。他说,完工后的滨海盛景肯定能符合两国的期望。

Price cuts for homes in Core Central Region?
Property watchers say price cuts for some city fringe and suburban projects are likely to be done in a "very limited way" despite a lower take-up rate of such new homes over the past year.

Developers in Singapore have been cutting prices for some city fringe and suburban projects.

Property watchers Channel NewsAsia spoke to say price cuts are likely to be done in a "very limited way" in the city area despite a lower take-up rate of new homes there over the past year.

Developers have been launching fewer units in the city area.

For instance, in the first five months of this year, 231 units have been launched as compared to 807 new private homes in the same period last year.

The number of new private homes being bought in the city area is also getting fewer.

For example, from January to May this year, 203 units were bought compared to 1,017 new private homes sold in the same period last year.

Some analysts say the Additional Buyer's Stamp Duty has played a crucial role in keeping high-end buyers away.

Mr Ku Swee Yong, CEO of Century 21 Singapore, said: "Firstly, they (homes in the city area) appeal to foreigners, and foreigners are not back in due to that 15 per cent tax (Additional Buyer's Stamp Duty). Secondly, many of these units in the core central region are still designed with large format of 1,500, 2,000 square feet."

Some developers have turned to cutting prices to attract buyers.

Developer MCL Land of the Hallmark Residences in the Bukit Timah area trimmed prices by some 10 per cent earlier this year.

It has sold about 30 units since.

However, property watchers say developers of these luxury homes are unlikely to go to town offering discounts.

"The Qualifying Certificate (QC) which compels them (developers) to build within five years and sell within two years of TOP (Temporary Occupation Permit) - there is a penalty," said Mr Ku.

He added: "At this moment, for most developers who are holding on to their stock, paying the penalty is still worthwhile compared to giving a discount. Once you have given a discount on one unit, it hurts the valuation of the remaining units that are unsold."

Mr Desmond Sim, Head of CBRE Research Singapore, explained: "Generally by not giving direct discounts, it will help overall in the value of the project so at the end of the day, when the market turns, the value of the project is maintained and preserved."

Developers with deeper pockets, or are not hitting the deadlines stipulated under the QC scheme, may choose other strategies.

SLP's Executive Director of Research and Consultancy Nicholas Mak said some of the developers of these prime properties may choose to lengthen their marketing period, and in the meantime, turn to other areas for development such as the city-fringe or even overseas projects.

About six projects in the city area will be launched in the next few months, according to Savills Singapore's latest residential sales report.

This includes the Marina One, a mixed development at Marina Way.

The developer for this project is also behind the 660-unit Duo Residences in Bugis, which sold 600 units in the month it was launched.

The condominium was launched in November last year and according to figures from the Urban Redevelopment Authority, the 600 units were sold at prices between S$1,513 and S$2,596 per square foot (psf).

This compares to an average of S$2,300 psf the other projects in the vicinity were going for.

M+S awards $2b deals to Korean, Japanese firms
They are for two building jobs - DUO and Marina One

M+S, the joint venture firm between Khazanah Nasional and Temasek Holdings, has awarded construction contracts worth over $2 billion to a Japanese contractor and a Korean consortium of builders for work on its two mixed-use development projects here.

One was awarded to Japan-based Obayashi Corporation for the building of the Ophir-Rochor located DUO, while the deal to build the Marina South located Marina One was clinched by a Korean consortium of Hyundai Engineering & Construction and GS Engineering & Construction.

Construction for both DUO and Marina One is expected to start later this year. Already, initial piling works for DUO have been completed, while piling for Marina One is scheduled for completion this year.
Both projects are expected to be completed in 2017.
