With the latest GLS tender at Newton closing at $1,820 psf ppr, analysts expect launch prices of $3,400 to $3,600 psf. That alone sets a new benchmark for the Core Central Region and a new floor for everything else.

Over the past decade, the traditional 70 to 90 percent gap between CCR and OCR has narrowed sharply, from 65 percent in 2020 to just 36 percent in 2025. While it may rebound slightly, the overall trajectory is clear: prices are still climbing, not falling. The decentralisation of prime areas, rising land costs, and limited supply ensure that momentum continues.

With 5,000 new units planned in Newton alone, and land to be released gradually over the next five to ten years, each subsequent plot will inevitably be higher priced. Holding out for lower prices simply isnโ€™t realistic.

So when you see brand new homes still priced below $2,200 psf today, you are essentially buying tomorrowโ€™s market at yesterdayโ€™s value. Analyst also expects 3 more rounds of 0.5% each by the end of 2026, bringing down the rates to 2.75% to 3%.

This move will undoubtedly boost the market significant as borrowing cost becomes easier.

Woodlands is undergoing an overhauling transformation that will set it apart from almost all other estates.

As part of the Remaking Our Heartland Programme, it was announced in 2017 that Woodlands will be undergoing a full transformation that will see the neighbourhood shed away the stigma of old and take on a brand new outlook that features new entertainment, amenities along with business and commercial nodes supported with unique residential offerings.

Within the next 5-10years from 2017, the township will be slowly and eventually clad with new infrastructure and the much talked about Woodlands Regional Center is only just a part of the full transformation plans.

The Woodlands Regional Center encompassing Woodlands Central and Woodlands North Coast is targeted to be set as a lively urban hub of the North (similar to Tampines and Jurong Regional Center) for businesses, especially those with Malaysia and ASEAN links; it will be the largest economic hub in the North. Once completed, the Regional Center could potentially create up to 100,000 jobs; this will in return create more residential leasing demand. A business park located in the Woodlands North Coast spanning over 70ha will also be created for SMEs.

With the possible increase in footfall as more jobs are created, a wide array of entertainment and amenities has also been planned for in order to maintain the vibrancy of the newly updated neighbourhood.

As part of the plans to expand the Woodlands Regional Center, two parcels of land will be redeveloped to kickstart the plans. A 30ha retail hub, Woodlands Central located around Woodlands MRT along with Causeway Point receiving a new town plaza.
WoodsVista Gallery* will connect Woodlands Central and Woodlands North Coast via a seamless community link spanning 1.9km that comes equipped with dedicated cycling and pedestrian paths that will transport you all the way to the Waterfront.
A Social Corridor connecting Woodlands East and West will see the existing 4.2km park connector_ along the North-South MRT Line where community gardens and rest points among other facilities to be introduced along the route.
Woodlands West will feature a discovery playground by transforming the Woodlands Town Garden of old into a brand new destination where residents can explore new interest and discover the historical elements in Woodlands; featuring a new boardwalk, children play area and heritage corner, it will also be renamed Marsiling Park when completed.

Woodlands South will be envisioned as a wellness haven anchored by Woodlands Health Campus which has been operational since 2022 existed as part of the plans to provide an integrated healthcare complex the will include a new acute care hospital, community hospital and nursing home.
Next to Admiralty MRT station, a Community Nexus will house facilities such as a medical centre, eldercare and childcare centres, a hawker centre, dining and retail outlets and housing for the elderly.
The planned rejuvenation of the Waterfront will also see the inclusion of new waterfront trails along the nature promenade.
The completion of the RTS network will improve the commute between Singapore to Johor Bahru, along with the North South Corridor , this 21.5km expressway will lessen the travel time from the North to the City Center significantly.

We will expect up to 10,000 brand new dwelling units( to be introduced along the way. With residential units along the North Coast to feature designs that will see the building facade blend into the natural occurring terrain fronted by a picturesque coastline view.
Woodlands Central will also feature iconic residential building design aimed to create a scenic picture of the North by utilising the building facade to create a picturesque frame.
The Turf Club plot of land will also provide residential supply support to cater to the projected demand in the neighbourhood in years to come.
