Antes de listar, asegúrate que tienes todo en orden:
1. Título: la propiedad está inscrita a favor del vendedor? De no ser así, faltan trámites (presentar escritura al Registro, declaratoria de Herederos, entre otros)
2. Gravámenes: la propiedad tiene gravámenes sin cancelar? Esto conlleva escrituras de cancelación o instancias, dependiendo el tipo de gravámen. Si es un pagaré extraviado, requiere ir al Tribunal.
3. CRIM: la propiedad está al día en el CRIM (nombre, pagos, cabida, exoneración indebida)? Se debe establecer el tracto. Exoneración indebida resulta en deuda de cinco años y el corriente.
