Real Estate 101 (Transfer of Title; From mother Title to individual Subdivided Lot)

The duration of the Transfer Process depends on the Nature and Origin of the Title.

In most cases, the ”Mother” title or the title that covers the entire property is usually under the name of the deceased parents or relatives of the Seller. This scenario takes the longest time to process. To wit:

1. Ex*****on of the EXTRAJUDICIAL SETTLEMENT OF ESTATE either for Partition or Sale. The ex*****on may take time because it requires the presence of all the heirs who have shares or interest of the property.

2. Next would be the Publication of the ExtraJudicial Settlement of Estate and the Processing and Payment of the Estate Tax.

3. Simultaneously, if the heirs agreed to a certain partition , they must Hire a competent Geodetic Engr., to survey and plot the Subdivision plan based on the agreed partition. Then, it will be submitted to DENR for approval. (This will usually take 3-12 months depending on the DENR.)

4. Upon completing the Publication Requirements, the heirs can now proceed with the BIR to settle the estate tax and wait for eCar to be released. (Usually 3-6 weeks)

5. Once the eCar is released, you may now proceed to the Registry of Deeds to update the Title. From the Old Title named after the deceased parents to the HEIRS.

6. Once the DENR will release the approval of the Partition/Subdivision plan, the heirs may now proceed to the Registry of Deeds (ROD) to apply for the Splitting of Title. This may take up to 6 weeks.

7. After the Titles are individualized and released, the heirs may now proceed to the Assesors for assessment, inspection and issuance of individual Tax Declaration.

8. Note: properties under estate taxes and subdivided among heirs will be annotated with encumbrances for its Liabilities under Sec. 4 Rule 74 for 2 years. This is a protection to all the heirs or creditors that are not aware or not uncluded in partition.

9. If you buy a portion of this property, you may now start the Transfer Process which may include the ff:

9A. Ex*****on of the final Deed of Sale with Title no. And description of the actual portion.

9B. Payment of Capital Gains Tax, Documentary Stamp Tax and other transfer Fees.

9C. After settling the BIR transfer Tax, you may now obtain your eCAR from from the BIR. (3-8 weeks)

9D. Once the eCAR is available, you may now proceed to the ROD for the transfer of title. (3-8 weeks)

9E. After the Release of the Title, you have to proceed to the Assessors office for inspection, assessment and issuance of new Tax Declaration.

The entire processing usually take 18-36 months depending on fast you can comply with all the requirements.

Ano ang Pananampalataya

Ang pananampalataya ay ang matatag na pagtitiwala at tiwala sa isang bagay o sa isang tao. Ang pananampalataya ay partikular na tumutukoy sa isang bagay na hindi mapatunayan ng ebidensya; sa madaling salita, ang pananampalataya ay hindi batay sa patunay.

Ang pananampalataya sa relihiyon ay ang matatag na pagtitiwala at paniniwala sa Diyos at mga doktrina ng relihiyon na iyon. Ang pananampalataya ay isang pangunahing elemento sa anumang relihiyon bagaman ang konsepto ng pananampalataya ay maaaring magkakaiba ayon sa iba't ibang mga relihiyon. Ito ay ang pananampalataya ng mga tagasunod na nagpapanatiling buhay ng isang relihiyon. Ang tagasunod ng isang relihiyon ay nagtitiwala at naniniwala sa mga sangkap at konsepto na hindi nakikita o nadarama. Karamihan sa mga relihiyon sa mundo ay batay sa pagkakaroon ng Diyos bagaman ang mga tao na sumusunod sa relihiyon ay hindi pa nakakita ng Diyos. Ang hindi matatag na pagtitiwala, pagtitiwala, at katapatan ay tinatawag na pananampalataya.

Sa tuwing ang isang taong may pananalig sa Diyos ay nahaharap sa isang problema, naniniwala siyang tutulungan siya ng Diyos at magpapakita ng isang paraan sa kanyang mga problema. Sa gayon, ang pananampalataya ay nagreresulta sa pag-asa at pagiging maaasahan.

Bukod dito, ang salitang pananampalataya ay maaaring magamit upang mag-refer sa relihiyon, sa isang impormal na konteksto. Kung tatanungin ka ng isang tao kung ano ang iyong pananampalataya, tinatanong siya tungkol sa iyong relihiyon.

Ano ang Paniniwala

Ang paniniwala ay batay sa tiwala at tiwala. Tinukoy ng Oxford Dictionary ang paniniwala bilang "pagtanggap na mayroong isang bagay o totoo, lalo na ang isa na walang patunay" at tinukoy ito ng Merriam-Webster na "isang pakiramdam ng sigurado na may isang tao o isang bagay na mayroon o na ang isang bagay ay totoo". Ang pariralang paniniwala sa tumutukoy sa tiwala at tiwala sa isang bagay.

Hindi tulad ng pananampalataya ang pangunahing ginagamit sa mga konteksto ng relihiyon, ang paniniwala ay maaaring magamit sa iba't ibang mga konteksto. Ang paniniwala ay maaaring sumangguni sa iyong tiwala sa isang tao, ang iyong pagtanggap ng ilang konsepto o perpekto o kahit na paniniwala sa Diyos.

Sa isang konteksto ng relihiyon, mayroong isang banayad na pagkakaiba sa pagitan ng pananampalataya at paniniwala. Ang paniniwala sa relihiyon ay maaaring magpahiwatig na naniniwala ka na ang mga konsepto na itinuro sa partikular na relihiyon ay totoo; maaari ka ring maniwala sa pagkakaroon ng Diyos (sa kaso ng mga relihiyosong relihiyon) Ngunit, ang paniniwala ay hindi kasing lakas ng pananampalataya. Dito, ang paniniwala ay maaaring hindi tumutukoy sa isang walang tigil na pagtitiwala at tiwala sa Diyos.

Ang pananampalataya ay ang matatag na pagtitiwala at tiwala sa isang bagay o sa isang tao.

Ang paniniwala ay isang estado o ugali ng pag-iisip na kung saan ang pagtitiwala o kumpiyansa ay inilalagay sa ilang tao o bagay.

Konteksto

Ang pananampalataya ay kadalasang ginagamit upang sumangguni sa relihiyon.

Ang paniniwala ay ginagamit sa mas pangkalahatang mga konteksto.

REPUBLIC ACT NO. 4723, June 18, 1966 ]
AN ACT GIVING IMPORTANCE TO THE TEACHING OF MUSIC IN THE CURRICULA OF ELEMENTARY AND SECONDARY SCHOOLS, AND APPROPRIATING FUNDS THEREFOR.

Be it enacted by the Senate and House of Representatives of the Philippines in Congress assembled:

SECTION 1. Commencing with the school year nineteen hundred sixty-six—sixty-seven, music shall be taught together with arts as a separate subject area, with music allotted three days a week in all the grades in elementary schools, whether public or private; and shall be taught together with arts, physical education and health as a separate subject field, with music allotted at least one day a week in all the years; in general or vocational secondary schools, whether public or private.

SEC. 2. The Secretary of Education shall issue such rules and regulations as may be necessary to carry out the purpose of this Act.

SEC. 3. The sum of five hundred thousand pesos is hereby appropriated, out of any funds in the National Treasury not otherwise appropriated, to carry out the purpose of this Act during the fiscal year nineteen hundred sixty-six—sixty-seven. Thereafter, such sums as may be necessary for the same purpose shall be included in the annual General Appropriations Act.

SEC. 4. This Act shall take effect upon its approval.
