HINDI ORIGINAL 'YANG HAWAK MONG TITULO!

Most of the time, property owners will claim, "Hawak ko yung original title". That's not exactly true. Read on to learn more.

As property owners, what you have in your possession is called the "Owner's Duplicate Certificate" or ODC.

If the ODC is a mere "duplicate", is it important?

Yes, very much so. Possession of the ODC represents your possession of the land. It proves that you are the owner of the land, in the same way that a college diploma proves that you graduated.

If you lose it, you will need to petition the Regional Trial Court to re-issue another. And you will have to get a lawyer. No buts. Go get a lawyer. And prepare lots of money.

So where is the original?

The original certificate never leaves the vault of the Registry of Deeds. At your request, the RD, they will give you a certified true copy (CTC) of the original certificate that is in their possession. On the CTC, you will find all annotations, including some that you may not find on the ODC.

LRA is already in the process of transforming the paper titles in its possession into computerized titles or cTitles. These have a blue intaglio border, in contrast to the paper titles which have a red one.

If you transacting with the RD and have a paper title, RD will first turn that into a cTitle, before they proceed with your registration.

What about an Original Certificate of Title?

OCT's, in real estate parlance, are in contrast to TCT's or Transfer Certificates of Title. OCT are issued for the first registration of a parcel of land. The first registration is also known as the original registration, hence the term OCT. During subsequent registrations, the RD will issue you a TCT.
