Hereβs the truth, just being real:

Thereβs no titled land available for purchase within Metro Manila or the city for less than 2k or 3k per square meter. If there is, the chances are extremely low, or itβs a sacrifice sale from a private owner (if any).

If you want something more affordable, consider the zonal value, location, and ongoing developments. The closer it is to the city, the higher the price.

If you donβt have a large cash-out, consider preselling offers.

Remember, properties are worth hundreds of thousands or even millions. So when you're asked for valid IDs and other requirements, donβt argue. If you donβt have them, you donβt have them. No requirements, no reservation. Itβs the same as with schools: NO ID, NO ENTRY!

Thereβs no pressure to make a purchase. If you're far away, that's fine, I understand. But please donβt insist that I look for something cheap in NCR or its nearby cities.

You don't like preselling because it takes time, but you also donβt like RFO because it's expensive. Every year you look for something cheaper but donβt have the patience to wait for preselling. If you had reserved in preselling during those 3 years of searching for something affordable, the turnover might already be done! Remember, itβs not the developer who will adjust, itβs you. Market value and prices go up every year.
