A "Demand Letter" is often one of the first formal steps in collecting an unpaid debt. It serves as a written demand for payment and may become important evidence should legal action later become necessary.

Many families discover a problem only when they try to sell, transfer, or manage inherited property.

The title remains under the name of a deceased parent or relative, and transactions cannot move forward until the estate is properly settled.

In cases where the deceased left no will and the heirs are in agreement, an Extrajudicial Settlement of Estate may be used to legally identify the heirs and facilitate the transfer of inherited properties.

While it may seem like a simple family matter, failure to properly settle an estate can lead to delays, ownership disputes, tax issues, and difficulties in transferring property.

Settling an estate is not just about dividing property, it's about ensuring that ownership is legally recognized and protected for the next generation.

𝐌𝐲𝐭𝐡 𝐨𝐫 𝐓𝐫𝐮𝐭𝐡? 𝐋𝐞𝐭’𝐬 𝐅𝐚𝐜𝐭 𝐂𝐡𝐞𝐜𝐤!

A “clean title” is important, but it’s not the whole story. 🏡

Many buyers assume that once a property has a clean title, it is automatically safe to purchase. Unfortunately, that’s not always the case.

A title may appear free from annotations, but the property could still have occupants, boundary issues, unpaid real property taxes, or even disputes that may not immediately appear on the certificate itself.

Under the Property Registration Decree (P.D. No. 1529), a certificate of title serves as evidence of ownership, but proper due diligence goes beyond simply checking the title. Buyers should also verify the property’s actual condition, inspect for possession issues, and review related documents before committing to any transaction.

When it comes to real estate, what you don’t check can cost you.

Not every workplace issue requires termination, but when dismissal becomes necessary, employers must ensure it is done legally.

Under the Labor Code of the Philippines, an employee may only be dismissed for a lawful cause and after compliance with proper due process. Having a valid ground alone is not enough. Employers must also issue the proper notices, allow the employee to explain, and carefully document the process.

Many employers make the mistake of acting too quickly, only to face illegal dismissal complaints later.

The rule is simple: if you must dismiss, dismiss the right way. Legal compliance protects not only employee rights, but also the employer from unnecessary legal risk.

Some employee benefits are not discretionary, they are legal entitlements.

Under the Magna Carta of Women (RA 9710), qualified female employees may be entitled to special leave benefits for gynecological or reproductive illnesses, particularly when surgery is involved. Separate from this, eligible employees are also protected under the Expanded Maternity Leave Law (RA 11210).

Unfortunately, some employers and HR practitioners still deny these benefits... sometimes leading to labor complaints and legal disputes.

Understanding and complying with labor laws helps protect both employees and employers. When employee rights are overlooked, the legal consequences can be costly.
