The title remains under the name of a deceased parent or relative, and transactions cannot move forward until the estate is properly settled.

In cases where the deceased left no will and the heirs are in agreement, an Extrajudicial Settlement of Estate may be used to legally identify the heirs and facilitate the transfer of inherited properties.

Many buyers assume that once a property has a clean title, it is automatically safe to purchase. Unfortunately, that’s not always the case.

A title may appear free from annotations, but the property could still have occupants, boundary issues, unpaid real property taxes, or even disputes that may not immediately appear on the certificate itself.

Under the Property Registration Decree (P.D. No. 1529), a certificate of title serves as evidence of ownership, but proper due diligence goes beyond simply checking the title. Buyers should also verify the property’s actual condition, inspect for possession issues, and review related documents before committing to any transaction.

Not every workplace issue requires termination, but when dismissal becomes necessary, employers must ensure it is done legally.

Under the Labor Code of the Philippines, an employee may only be dismissed for a lawful cause and after compliance with proper due process. Having a valid ground alone is not enough. Employers must also issue the proper notices, allow the employee to explain, and carefully document the process.

Many employers make the mistake of acting too quickly, only to face illegal dismissal complaints later.

The rule is simple: if you must dismiss, dismiss the right way. Legal compliance protects not only employee rights, but also the employer from unnecessary legal risk.
