Paano ba talaga kino-compute ang housing loan interest?

Maraming nagugulat at minsan iniisip na scam ang housing loan, lalo na kapag ang interest rate na na-avail ay halimbawa 8%, pero pakiramdam nila ay halos walang nababawas sa loan kahit ilang taon na silang nagbabayad. Pagkatapos ng 10 taon, parang mas malaki pa ang total na nabayaran kaysa sa original na loan amount.

Bakit ganito ang nangyayari?
Normal po ito. Ang 8% interest ay kino-compute taon-taon base sa principal amount (utang), hindi lang sa buwanang hulog.

Halimbawa:

Loan Amount: ₱5,000,000
Interest Rate: 8% per year
Annual Interest: ₱400,000
Monthly Amortization: humigit-kumulang ₱37,000
Total payment in 1 year: ₱444,000

Sa unang taon:
₱400,000 → napupunta sa interest
₱44,000 → lang ang nababawas sa principal

Kaya sa mga unang taon ng loan, hindi agad ramdam ang pagbawas ng utang. Mas malaki talaga ang napupunta sa interest kaysa sa principal — ito ang tinatawag na amortization structure ng housing loans.

Paano ka makakabayad nang mas mabilis at mas makakatipid?

May strategy po:

Kung may extra income ka, magbayad ng additional amount bukod sa monthly amortization.
Kadalasan, pinapayagan ng banks ang advance payment equivalent to at least 6 months of amortization.

Kapag ginawa mo ito, diretsong nababawas sa principal, hindi na kinakain ng interest.
Resulta: mas maikling loan term at mas malaking interest savings.

👉 Tip: Kahit minsan sa isang taon lang mag-advance payment, malaking tulong na ito sa total loan mo 😊

Alamin ang step-by-step guide sa mas mabilis at digital na proseso ng paglipat ng property title ngayong 2025 — ayon sa Ease of Doing Business Act (RA 11032) at EOPT Act (RA 11976).

🪪 STEP 1: VERIFY YOUR PROPERTY TITLE

🔹 Mag-log in sa 👉 www.lra.gov.ph
🔹 Kumuha ng Certified True Copy (CTC) ng title
🔹 I-verify kung clean title at isama sa Validation & Review (VR) process

📝 STEP 2: DEED OF ABSOLUTE SALE (DOAS)

🔹 Magpagawa ng Deed of Sale
🔹 Dapat pirmahan at ipa-notaryo sa isang lisensyadong abogado
🔹 Siguraduhing tama lahat ng detalye bago ipa-file

💻 STEP 3: GET YOUR CAR (Certificate Authorizing Registration)

🔹 Mag-log in sa 👉 www.bir.gov.ph

🔹 I-update ang Tax Declaration sa City Assessor’s Office sa pangalan ng bagong may-ari

📜 STEP 5: TRANSFER TITLE AT THE REGISTRY OF DEEDS (LRA)

🔹 Isumite ang mga dokumento:

*Original Title

*Notarized Deed of Sale

*CAR from BIR

*Transfer Tax Receipt

Updated Tax Declaration
🔹 Matapos ma-approve, ilalabas ang bagong TCT o CCT sa pangalan ng bagong may-ari
