Ayon sa Article 1358 ng Civil Code, ang mga kontrata tungkol sa lupa ay kailangang nasa public document (notarized) para maging enforceable. Pero hindi ito sapat. Dapat ding maayos ang tax clearance at rehistro sa RD.
