Been planning to buy a home🏘 but worrying about the long process⁉️🤔 Here's a quick 6-step buyer's guide for you❗️
1️⃣) Pre-reservation🍔🍟🥂🥣🚐🚗🚙
This stage involves Tripping, Choosing of Unit, and Qualifying. Our Sales Representative conducts site viewing and present detailed information about the project Availability, Prices, House Specifications, and Deliverable's during the tripping process. If you decide on purchasing a specific unit? we will now take it further by conducting screening and discuss about the different payment options and easy financing schemes for you to choose from.
2️⃣) Reservation & Booking✍️
You will now fill out our Reservation Agreement and Buyer's Information Sheet then submit three (3) initial documents such as: Proof of Identity: 2 Valid IDs, Proof of Address: Billing Statement, and Proof of Income: COE or Payslip. before paying the Reservation Fee.
3️⃣) Down payment🤑
For Installment Scheme, payment of equity will start 30 days after the date of reservation as stated in the standard price list. While for Cash Down payment Scheme, you are required to Pay the Full amount of Down payment (subject to discount), depending on the number of days after the date of reservation.
4️⃣) Loan Process & Take-out🏦
Upon 85% house completion, you will be required to submit a complete loan requirements and sign necessary Bank/HDMF documents for us to initiate the process of your Housing Loan. For your convenience RCD Land Loan Processor will Guide you in processing your loan. Then, upon loan take out, you need to settle some bank fee's, insurances, and other charges, Our Loan/bank processor will inform and send take out letter to you..
5️⃣) Move-in🏡
Be ready to move in to your new Home after those 4 Easy steps. At this stage it involves property inspection, acceptance and turnover. Our Customer Relations Officer will assist you in conducting a unit inspection to rectify any of your concerns. Once concerns have been addressed?, our Property Management Department will orient and turnover the unit keys to you.
6️⃣) Releasing of Title📜
Once you finished paying the total contract price of your house, be ready to accept your Title. For Bank/Pag-Ibig Financing, your corresponding bank/Pag-Ibig branch will inform you about the process and release date of your title. On the other hand, for In-House Financing, (RCD Land Inc.) our Credit and Collection's Officer will inform you regarding the process and release date of your title once your account is fully paid.
