SO THE PUBLIC MAY KNOW

To my fellow licensed real estate brokers and accredited real estate salespersons, there will be no transactions at the Registry of Deeds for the Province of Cavite on Fridays.

However, take note that the work schedule from Mondays to Thursdays will be from 8AM to 7PM. Kindly adjust your schedule accordingly in the following days, weeks and months... maybe.

I had a wonderful neeting yesterday morning with a dear friend, MUNREBer and fellow Bedan, Siquijor - the excellent proprietress of of IG fame.

I finally gave her the copies of my first book (The Practice of Real Estate Brokerage in the Philippines). We talked about our passion, professionalism and purpose in providing the best real estate service we can to our clients. We also discussed helping generations of families to preserve wealth accumulated by aging founders.

The theme, wealthy Filipinos are real estate rich, but cash poor, rang throughout our conversation. We both feel that the new and up-and-coming REBs have inadequate skills to face the challenges of real estate clients of the future.

DOES YOUR CLIENT NEED TO CANCEL SEC. 7, R.A. 26 IN THE TORRENS TITLE?

Republic v. Mitra, G.R. No. 264862, January 28, 2026 [En Banc]

This Supreme Court decision resolves a dispute regarding the legal requirements for removing a specific encumbrance from a land title that was previously lost and reconstituted administratively.

The petitioner, Antonio V. Mitra, sought to cancel a decades-old reservation lien on his property title, but the Republic of the Philippines challenged the request, arguing that he failed to meet mandatory publication and posting requirements.

The Court ruled in favor of Mitra, clarifying that such jurisdictional publication requirement is unnecessary if more than two years have passed since the title’s reconstitution without any third-party claims being filed.

To provide future clarity, the Court established specific procedural guidelines for the cancellation of these liens under Republic Act No. 26. The Decision is worth reading by professionals.

I attended Holy Mass this morning at the Our Lady of Fatima Parish Church in Philamlife Village, Las Piñas .

After mass, I was surprised to see that one of the best, if not the best election lawyer in our country was sitting right behind me. Thank you for the photo-op Atty. Mac (Atty. Romulo Macalintal for the millenials).
