STEP-BY-STEP LAND TRANSFER PROCESS
STEP 1: Pirmahan ang Deed of Absolute Sale (DOAS) at ipa notrayo.
Kumpletuhin ang mga documento
1. Certified copy of Title
2. Certified copy of tax Declaration with certificate of no improvement if Lot Only.
3. Certified copy of tax clearance
4. valid IDs photo copy with signature seller and Buyer
5. Verified TIN👉 buyer and seller
6. Acknowledgement receipt of full payment
7. Original duplicate copy ng Titulo
8. Notarize Deed of Absolute.
STEP 2: Bayaran ang Capital Gains Tax at documentary Stamptax sa
📍 BIR
CGT – 6% ng selling price o zonal value (alin ang mas mataas)
Deadline: 30 days mula notarization
STEP 3: Bayaran ang Documentary Stamp Tax (DST) sa BIR.
1.5% ng selling price o zonal value.
Deadline: 5th day ng susunod na buwan.
STEP 4: BIR Clearance (CAR) after mabayaran ang mga taxes sa BIR.
📄 Certificate Authorizing Registration
Patunay na bayad na ang buwis
Isa sa pinakaimportanteng requirement.
STEP 5: Bayaran ang Transfer Tax
📍 City/Municipal Treasurer
Karaniwan 0.5% – 0.75%
With in 60 days from notarization.
May takdang deadline depende sa LGU
STEP 6: Transfer of Title sa Registry of Deeds
📍 Register of Deeds
Isumite:
Original Owner’s Title
Notarized DOAS with BIR stamp.
CAR - certificate authorizing Registration.
Certified copy of Tax Clearance latest.
Official Receipts.
Certified copy of tax Declaration.
Valid id's photo copy with signature seller and Buyer.

STEP 7: Update Tax Declaration

Palitan ang pangalan sa Tax Declaration
