Bakit okay na okay kumuha ng RENT TO OWN?

1. Sariling TITLE
-Ang unit na binili mo sa developer ay mapupunta sayo na under your name. Oo, tama ka! May documents ka na pipirmahan na magpapatunay na ikaw ang may ari nito.

2. INSURED kana agad
-Tama ka dyan. Insured kana at mabibigay mo ng security ang family mo. It is mandated na lahat ng binebenta ng mga developer ay dapat may insurance. Ano nga ba ang insurance na meron ka?
***MRI(Mortgage Redemption Insurance) - Kung sakali may mangyari sa taong nakapangalan sa unit. Mamatay o unable to work. Yung unit mo ay mapupunta sa family mo for FREE.
***FI(Fire Insurance) - Masunog po ang unit mo, dahil insured ang unit. Maaring bayaran ni insurance ang unit mo.
Panalo diba? May unit kana may insurance kapa.

3. Safety & Security
-Sigurado ang property ay may guard at may mga gates din. NO ID, NO ENTRY ang policy ng mga property.

4. Financing
-Maraming financing ang inoffer ang developer natin. Magmula sa INHOUSE to PAGIBIG and BANK. Bakit nga ba maganda ipasok sa financing?

PAG IBIG vs INHOUSE Financing:

Sa pagbili ng properties may option tayo na mag avail ng housing loan, usually thru Inhouse or Bank financing pero may developer din na merong Pag ibig. Depende sa developer kung ano ang kanilang financing scheme na i-ooffer sa clients.

Eto ang mga pinagkaibahan ng Pagibig vs Inhouse financing

1. Requirements - Sa Pag ibig mas strict sila pagdating sa mga documents or requirements. Pwede tayong hingian ng pag ibig 24 mos contribution, cenomar, birthcertificate, marriage certificate, ITR. Sa mga may business, DTI and business permit, proof of income at iba pa. Habang sa Inhouse, usually bank statement lang or remittance slip at PDC.

2. Computation - Sa Pag ibig, ang reservation at equity fee and ang interest ay mas mababa. Sa inhouse mas madalas mas mataas ang monthly amortization dahil mas maigsing taon mo lang sya pwede bayadan. Unlike sa pag ibig, low amortization pero longer term. Pero pwede din naten siyang mapa ikli kung magbabayad tayo ng advance applied to principal. Sa ganong paraan, mababawasan ang years to pay naten pero same pa din na mababa ang amortization na babayadan naten.
