For two years, sellers held the cards. Right now they don't — and most buyers haven't noticed yet.
Let me make this simpler. Five numbers:
1. 81,000 unsold units across 621 projects in Metro Manila (Leechiu and Colliers, July 2026). The largest choice buyers have had in years.
2. About 30,000 of them are ready for occupancy. Walk the unit, check the afternoon light, move in — instead of buying a floor plan and waiting.
3. Prices rose 1.6% nationally, which is -0.2% after inflation (BSP Residential Property Price Index, Q4 2025). You're buying a plateau, not the top of a run-up. Nobody is bidding against you.
4. Sellers are the ones making concessions — discounts, extended payment terms, waived fees, furnished units, rent-to-own. In a hot market you ask for one of those. Right now you can ask for all five, and I'll ask on your behalf.
5. 7,732 units sold in Q1 2026, up 19% year-on-year, with net take-up roughly ten times higher than a year earlier (Leechiu). Buyers are already coming back. Concessions exist because inventory exists — as it clears, the asking stops working.
Underneath all of it: CALAX is targeted for completion this year and the Metro Manila Subway's right-of-way is nearly complete. Value has always followed access.
I'm not telling you prices always go up. I'm telling you the terms available today are better than the terms available in a rising market — and that's a different thing.
