🚨 KAPAG HINDI KA NAGBAYAD NG REAL PROPERTY TAX (RPT)…
PWEDE BA KUNIN NG GOBYERNO ANG LUPA MO?

Marami ang nagsasabi:
“Okay lang, tax dec lang naman.
May titulo naman ako, safe na yan.”

Pero eto ang totoo:

Ang hindi pagbabayad ng property tax ay isa sa pinakamabilis na paraan para mawala ang lupa — legally.

✅ Ano mangyayari kapag hindi ka nagbayad?

1️⃣ Magiging DELINQUENT ang property mo.
Kapag hindi nabayaran ang annual tax, automatic tax delinquent ka na.

2️⃣ Lumalaki ang penalty at interest.
Kahit maliit lang ang tax (2,000–10,000/year),
puwedeng maging malaki dahil sa interest, surcharge at penalties.

After ilang taon, baka magulat ka — tens of thousands na ang utang.

3️⃣ Mag-iissue ang LGU ng Notice of Delinquency.
Ipapadala, ipo-post, o ipu-publish yan.
Public record na ang property mo.

4️⃣ Pwedeng i-AUCTION ang lupa mo.
Oo, legal ito.
Pwede ibenta ng LGU ang property para mabawi ang unpaid taxes.

❌ Hindi agad-agad kukunin.
Pero walang “forever grace period.

Kapag pinabayaan mo ng matagal — pwede talaga ma-auction.

✅ “Eh may titulo naman ako?”

Kahit titled property, pwede pa rin ma auction.
Dahil may legal priority ang government pagdating sa taxes.

✅ “Pwede pa ba bawiin?”

Usually may redemption period (madalas 1 year).
Pwede mo pa bayaran ang tax + penalties.

Pero kapag lumagpas ka doon…
pwede mo na talagang mawala ang ownership.

⚠️ Tandaan:
Ang Tax Declaration ay hindi proof of ownership.
Record lang yan ng taxation at possession.

Maraming pamilya ang nawawalan ng lupa
hindi dahil ibinenta nila
kundi dahil pinabayaan ang buwis ng 10–20 years.

Bottomline:

Hindi mahal ang property tax.
Pero mahal ang consequence kapag hindi mo binayaran.

COLLIERS: CEBU IT PARK CEMENTS STATUS AS TOP BUSINESS HUB OUTSIDE METRO MANILA

Cebu IT Park is reinforcing its position as the leading business hub outside Metro Manila, according to Colliers, a global professional services and investment management company. The district has been attracting multinational brands and IT-BPM firms seeking scalability, convenience, and strategic access to Metro Cebu’s growing market.

Office vacancy rates in Cebu IT Park dropped to 14 percent in Q3 2025 from 28 percent in 2022, with over 96,000 sqm of office transactions recorded in the first nine months of 2025. Major players such as Concentrix, Optum, EY, and Wipro are driving this growth. Colliers’ Ohara Rosales said the park’s “robust infrastructure, reliable utilities, and strong natural disaster resilience” make it one of the most dependable business locations in the country.

Originally the Lahug Airfield, Cebu IT Park became an Information Technology Special Economic Zone in 2001 and now hosts Grade A developments such as Ayala Land’s Central Bloc, Arthaland’s Cebu Exchange, and Filinvest Cyberzone Cebu Towers 3 and 4. The district also accounts for 75 percent of Metro Cebu’s flexible workspace inventory, offering 10,500 seats through operators like KMC Solutions, Regus, The Company Cebu, and Enspace.

Colliers forecasts tighter office availability over the next three years, urging developers to prioritize green, BPO-grade spaces. Rosales added, “Cebu IT Park has proven its resilience and adaptability, making it the ideal location for companies looking to expand outside Metro Manila.”

🔹 DEED OF ABSOLUTE SALE
This is used when the sale is final and full payment has been made. Ownership is transferred to the buyer right away.
✅ Best for: Cash sales or when full payment has already been settled.

🔹 DEED OF CONDITIONAL SALE
This is used when ownership is transferred immediately, but with certain conditions (e.g., balance payment in installments). If the buyer fails to meet the condition, the seller may rescind the contract.
✅ Best for: Sales where the seller allows the buyer to take ownership early, subject to conditions.

🔹 CONTRACT TO SELL
