This face-to-face session is part of our continuing effort to strengthen the learning experience of our participants through:

While preparing materials for the PASS-FIRST REVIEW PROGRAM, I encountered the 15 Guidance Notes (GN) used in international valuation practice.

Interesting realization:

The main IVS Standards and the Guidance Notes are not exactly the same.

The IVS Standards contain the mandatory framework and requirements for IVS-compliant valuations.

Meanwhile, the Guidance Notes provide practical guidance on how valuation principles are applied in specific situations such as:
• Business Valuation
• Plant & Machinery
• DCF Analysis
• Agricultural Properties
• Hazardous and Environmental Concerns
• Mass Appraisal
• Historic Properties
• Extractive Industries

In simple terms:

The Standards explain the required framework.
The Guidance Notes help explain practical application.

It is interesting to see how valuation practice globally is becoming broader, more analytical, and increasingly specialized.

For REALEX reviewees, our focus remains clear:
Master the fundamentals first and pass the board exam.

But understanding where the profession is heading is also important for future growth.

We have just successfully finished our Session 2 of the Pass-First Review Program with 61 participants attending.

And we are going strong.

Honestly, this program started as an experiment built on trust, commitment, and belief in people. Initially, I only wanted around 20–30 participants. But because of the overwhelming response, hundreds registered.

Now, after two sessions, one thing is becoming clear:

This is no longer just a review program.

This is becoming a community of professionals willing to learn, improve, and help each other grow.

There are still lapses. There are still adjustments. We continue to improve the system week after week. But despite the challenges, we continue moving forward.

We now have:
• Live Saturday Zoom Sessions
• Recorded Video Replays
• Google Drive Learning Materials
• Facebook, Messenger & Telegram Support Groups
• Planned 2 to 3 Face-to-Face Sessions including Final Coaching before the exam

And most importantly—we have participants who continue showing up.

To those attending regularly, submitting assignments, asking questions, and staying engaged—thank you.

We also want to thank our volunteer coach - Assessor Mike Jayson Carlos and to sponsors and supporters for providing FREE venues for some of our upcoming face-to-face sessions. Hopefully pati food. 😊

They believe in this advocacy and in the purpose of this program—to help future appraisers become more prepared, competent, and confident.

The Pass-First Review Program is built on one simple principle:
