REAL ESTATE UPDATE: NO DEADLINE? NOT SO FAST.
Good news for heirs and property owners—pero may catch.
The Bureau of Internal Revenue (BIR) recently clarified that there is NO deadline to submit proof of estate settlement when availing of estate tax amnesty.
Sounds like relief, right? Yes—but don’t get too comfortable.
Here’s what this REALLY means for you:
✔️ You can file and pay estate tax amnesty even if your documents (like Extra-Judicial Settlement or court order) are not yet complete
✔️ BUT those documents are STILL REQUIRED later
✔️ Without them, you CANNOT get your eCAR (Electronic Certificate Authorizing Registration)
✔️ And without eCAR… NO TRANSFER OF TITLE
In short:
No deadline does NOT mean no requirement.
Even more important:
⚠️ If you miss installment payments → you LOSE amnesty benefits
⚠️ Your estate goes back to regular taxation (with penalties and interest)
⚠️ Undeclared properties are NOT covered and will be taxed separately
💡 Key Insight:
This is where many heirs get stuck—nakapagbayad na, pero hindi pa rin mailipat ang title because kulang ang documentation.

Estate settlement is not just about paying taxes.
It’s about completing the entire legal process so ownership can actually transfer.
WHAT SHOULD YOU DO NOW?
✔️ Start your estate settlement documents ASAP
✔️ Declare ALL properties properly
✔️ Plan your payments carefully (especially if installment)
✔️ Don’t delay—because delays = blocked titles = stuck assets
