I. PREPARATION/DRAFTING OF EXTRAJUDICIAL SETTLEMENT (EJS)
Required from Heirs (Complete Set):
1. Family Tree / Heirship Diagram of the Deceased
2. Death Certificate of the Deceased
3. Death Certificates of Deceased Heirs (if applicable)& Birth Certificate of Children if any
4. Birth Certificates of Living Heirs
5. TIN Numbers of All Heirs
6. Two (2) Valid IDs of Each Heir
with 3 specimen signatures
7. Survey Plan (if with partition )
8. Certified True Copy of Title (TCT/OCT) - if titled property
9. Certified True Copy of Updated Tax Declaration

II. ADDITIONAL REQUIREMENTS FOR BIR (ESTATE TAX FILING)
1. Barangay Certification (Family Home of the Deceased) if any
2. Certified True Copy – No Improvements (if Lot Only)
3. Vicinity Map / Base Map
4. Tax Clearance / Certificate of No Delinquency with Official Receipts
5. 1.Special Power of Attorney (SPA)
if representative will sign on behalf of heirs 2. SPA for Processing
signed by all heirs (authorization to process)

III. FOR LRA / REGISTRY / ASSESSOR
1.Transfer Tax Clearance
2. Publication Certificate (for EJS)
3. Approved Survey Plan
4 Required Clearances (if applicable):
1. DAR permit to transfer - if any
2. DENR Clearance :
Municipal / Provincial
3. Land Holdings of the Deceased and all Heirs
4. Others as required

⚠️ IMPORTANT NOTES :
1. All documents must be clear, readable, and consistent (names/spelling)
2. Any discrepancy (name, barangay, etc.) may require additional affidavit/correction
3. Processing timeline depends on:
✓Completeness of documents
✓BIR/LGU assessment
4. Estate Tax must be settled before transfer of title
5. Kumpletuhin po ang lahat ng requirements para maiwasan ang delay sa processing. Kung may kulang o discrepancy (pangalan, address, etc.), maaaring kailanganin ng additional documents.
