Cavite – most viable for business, residential development outside NCR

With its proximity and ease of journey to Metro Manila, the “Historical Capital of the Philippines” is most viable for business development as well as residential communities.
Located on the southern shores of Manila Bay in the Calabarzon (Cavite-Laguna-Batangas-Rizal-Quezon) region, Cavite is one of the most industrialized and fastest-growing –– both in economic and population –– provinces in the country.
Through the Manila-Cavite Expressway or Cavitex, and soon the LRT-1 Cavite Extension, the Province of Cavite offers itself as an attractive option for those who prefer to live outside the metropolis or those who want to establish business enterprise within driving or riding distance to the National Capital Region. LRT Line 6 would further extend the train system all the way to Dasmariñas from the end of LRT-1 in Niog, Bacoor City.
Besides the anticipated operation of LRT-1, there is also a Metro Star Ferry service from Cavite City to SM Mall of Asia in Pasay City.
Other infrastructures that connect Cavite to the rest of Luzon include the Muntinlupa-Cavite Expressway (MCx), which connects South Super Highway to Daang Hari; the Cavite-Laguna Expressway (CALAx), bridging Cavitex and SLEx; and the North Luzon Expressway (NLEx) and South Luzon Expressway (SLEx) connector road.
The Sangley International Airport in Cavite City would be another boom generator when finished.
These transportation networks provide Caviteños easier access to business, entertainment, leisure and tourism activities even as they stay in a province where population is not as crowded as the metro and the cost of living is relatively lower. The price of land, however, has multiplied over the years.
Unique topography
Divided into four physiographical areas – the lowest lowland area, lowland area, central hilly area and upland mountainous area –– Cavite is one of the few provinces blessed with a variety of topography making it ideal for business, leisure, residential and community development.
The lowest lowland area or the coastal plain –– with ground level of zero to two meters from the mean sea level –– is comprised of the cities of Cavite and Bacoor, municipalities of Kawit, Noveleta, Rosario, northern part of Carmona and eastern part of Ternate.
With low ground elevation of two to 30 meters, the lowland area consists of the coastal and alluvial plains –– Imus, some parts of General Trias, Bacoor, Carmona, Kawit, Noveleta, Rosario and Tanza.
The central hilly area –– generally found on the mountain foot slope and forms the rolling tuffaceous plateau and also includes steep hills, ridges and elevated inland valley –– consists of the cities of Trece Martires and Dasmariñas, the municipalities of General Emilio Aguinaldo, General Mariano Alvarez, western part of Ternate, northern part of Amadeo, Indang, Silang, Magallanes and Maragondon.
Most prominent in upland mountainous area is Tagaytay City, followed by the municipalities of Alfonso and Mendez, and southern parts of Amadeo, Indang, Silang, Magallanes and Maragondon.
Prime properties and residences
A first-class province, Cavite counts over a thousand industrial locators spread across 32 operating economic zones and industrial estates, which are primarily engaged in export, logistics, facilities and information technology. It also has over a hundred small, medium, and large enterprises scattered throughout its seven cities and 16 municipalities with some 350 bank branches servicing the almost four million residents.
Cavite boasts of 75 private and state-run colleges and universities that include De La Salle University, Lyceum of the Philippines University, San Sebastian College–Recoletos de Cavite, Polytechnic University of the Philippines, Philippine National Police Academy and Cavite State University.
Real estate developers have flocked to the province to provide a multitude of options for residents, many of whom are transferring from crowded NCR.
By the end of 2016, developers had built close to 13,500 residential units, covering a total floor area of close to two million square meters, representing a total value of P15.5 billion.
From townhouses to residential communities, Cavite is definitely now home to families preferring cozy living not too far from Metro Manila but providing urban amenities as well.

CAVITE-LAGUNA EXPRESSWAY

The Cavite–Laguna Expressway (CALAEx, formerly and occasionally referred to as CALAX) is an under-construction expressway, whose alignment is situated in the provinces of Cavite and Laguna and the Philippines. The construction of the four-lane 47-kilometre-long (29 mi) expressway will connect CAVITEx in Kawit, Cavite to SLEx-Mamplasan Interchange and will cost an estimated ₱35.42 billion or US$787 million. When constructed, it is expected to ease the traffic in the Cavite–Laguna region, particularly in Aguinaldo Highway Tagaytay–Santa Rosa Road and Governor’s Drive.
Project Subsections
The project is a 4-lane 45.29 km. closed-system tolled expressway connecting CAVITEX and SLEX. The project will start from the CAVITEX in Kawit, Cavite and end at the SLEX-Mamplasan Interchange in Biñan, Laguna. The project will have the following subsections:
