Nagpaplano ka bang hatiin ang inyong lupa para ipamana sa pamilya, gawing investment, o ibenta per cut? 🏡

Marami ang nag-aakala na simpleng “hati-hati lang” ang subdivision ng lupa, pero sa totoo lang, ito ay isang legal at technical na proseso na kailangang dumaan sa tamang hakbang para magkaroon ng sariling titulo ang bawat bahagi ng lupa.

Narito ang simpleng proseso ng land subdivision:

✅ 1. I-check ang Titulo ng Lupa
Siguraduhing malinis ang titulo, updated ang amilyar, at walang legal na problema o pagkakautang ang property.

✅ 2. Kumuha ng Licensed Geodetic Engineer
Hindi pwedeng basta sukat lang ng lupa. Kailangan ng lisensyadong geodetic engineer para gumawa ng opisyal na survey at subdivision plan.

✅ 3. Actual Survey ng Lupa
Dito sinusukat ang eksaktong boundaries ng property, access roads, at right of way.

✅ 4. Paggawa ng Subdivision Plan
Gagawa ng opisyal na layout kung paano hahatiin ang lupa kasama ang bagong lot numbers at sukat ng bawat bahagi.

✅ 5. Pagkuha ng Government Approvals
Kailangan ng approvals mula sa DENR/LMB, LGU, at minsan DHSUD depende sa laki at lokasyon ng property.

✅ 6. Pagsusumite sa Registry of Deeds
Kapag approved na ang subdivision plan, ika-cancel ang mother title para mapalitan ng mga bagong individual titles.

✅ 7. Paglabas ng Mga Bagong Titulo
Sa huli, magkakaroon na ng sariling titulo ang bawat subdivided lot. 🎉

💡 Bakit ito mahalaga?
Mas mataas ang value ng property kapag individual title na kumpara sa mother title setup. Mas madali rin itong ibenta, ipasa sa pamilya, at mas secure para sa future ownership.

Sa panahon ngayon, lalo na sa mga mabilis na umuunlad na lugar sa Mindanao at Visayas, mas hinahanap ng buyers at investors ang mga property na may sariling titulo dahil mas safe at mas malinaw ang ownership.
