One of the most common questions na lagi ko din naeencounter ay why im not offering PASALO? theres alot of OFW home buyers na nagpapahanap sakin ng ganito, pero sa totoo lang po i dont offer tlga unless everything is clear and dealt with honesty.

Many OFWs lose money in pasalo properties—here’s why.

Pasalo often looks appealing, especially from abroad.
There’s already a unit, payments are ongoing, and it feels like a faster way to own a home for your family.

On paper, it seems cheaper, quicker, and hard to pass up.

But this is where many OFWs encounter problems.

First: incomplete documents.
Verbal agreements, chat screenshots, and promises to “fix it later” are not enough.
Without written approval from the bank or developer, the risk is yours—even if you’re overseas.

Second: unclear terms.
Who will pay missed payments?
Whose name is on the loan?
What happens if there’s another delay?
If these are not clearly documented, the problem can be transferred to you.

Third: emotional pressure.
Distance, time zones, and urgency can push OFWs to decide quickly—without full verification.

Pasalo is not illegal, but it can be high-risk if not handled properly.
Not all pasalo deals fail—but many OFWs lose money because due diligence is skipped.

If it feels rushed, pause.
If something is unclear, ask.

Pasalo can work for OFWs—only with complete documents, written approvals, and proper guidance.
It’s not a shortcut.
It’s a long-term responsibility for your family. Kaya i opt to sell house and lot directly from the deveoper rather than PASALO.

“Zay, paano kung hindi ako ma-approve sa bank financing ng bahay na kinuha ko sa Estanzia Enclaves / Valenzia Enclaves / Villaggio Enclaves / Tradizo Terraces / Agapeya / Jubilation Enclaves? May ibang solusyon ba?”

👉 Ang sagot: YES, meron po.

Kung sakaling hindi po kayo ma-approve sa bank financing, kahit na nagawa na ng aming opisina ang lahat ng efforts, pwede po kayong saluhin ng developer thru IN-HOUSE FINANCING.

✔️ Same requirements lang po ang kailangan — kung ano ang mga documents na naipasa na ninyo sa bank loan application, yun din po ang gagamitin sa in-house financing.

✔️ Hindi po mabigat ang downpayment. Kung ano ang required na downpayment noong kinuha ninyo ang bahay (hal. 2% lang), 2% din po ang downpayment sa in-house financing.
👉 Hindi tulad sa ibang developer na umaabot sa 30% DP, kaya maraming buyers ang nahihirapan.

✔️ Mas magaan din ang terms:
• Interest rate: starting at 10%
• Loan term: up to 15 years to pay
👉 Hindi gaya sa iba na hanggang 10 years lang at minsan umaabot pa ng 25% interest.

✨ Good news pa: Kapag nasa in-house financing na po kayo, hindi po kayo naka-lock in.
If ever na gusto ninyong subukan ulit mag-bank financing in the future, pwede po kayong mag-request at tutulungan kayo ng aming customer service.
