Modified Guidelines on the End-User Home Financing Program
🏡 1. Ano ang purpose?
Ito ang main guideline ng Pag-IBIG para sa lahat ng regular housing loans.
Lahat ng rules ng Pag-IBIG home loan — dito nanggaling.

👤 2. Sino ang pwedeng mag-apply?
• Active Pag-IBIG member
• At least 24 monthly contributions
• Walang unsettled Pag-IBIG short-term loans
• Walang cancelled housing loan
• Within age limit (not past 70 at loan maturity)

📌 3. Anong properties ang pwedeng i-loan?
• House & lot
• Lot only
• Townhouse
• Condominium
• Construction ng bahay sa sariling lote
• Home improvement
• Refinancing ng existing housing loan

💰 4. Magkano ang pwedeng ma-loan?
• Up to ₱6,000,000 (subject to capacity to pay)
• Final loan amount based on:
– Appraised value
– Capacity to pay
– Loan-to-value ratio

📝 5. Terms & Interest Rates
• Loan term: Up to 30 years
• Interest rates: May fixed pricing (1, 3, 5, 10, 15, 20, 30 years), depende sa choice ng borrower.

🧾 6. Appraisal & Collateral Rules
• Pag-IBIG will conduct property appraisal.
• Collateral must be clean title, updated taxes, and acceptable to Pag-IBIG.

📉 7. Loan Payment Rules
• Monthly amortization must fit within capacity to pay formula.
• Required to maintain good standing (no excessive arrears).
• May options for restructuring if needed.

🔧 8. Loan Processing Requirements
• Complete income documents
• Property documents (title, tax dec, lot plan, permits)
• Developer documents for accredited projects

⭐ BOTTOM LINE (For Your Buyers)
Pag-IBIG Circular 396 is the main guideline na sinusunod ng lahat ng Pag-IBIG housing loans.

Ito ang “constitution” ng Pag-IBIG Home Financing — meaning lahat ng iba pang circulars (like 402, 414-B, 446, AHP rules) ay nakabase or nakasunod dito.
