In Glynna Foronda-Crystal v. Aniana Lawas Son, the Supreme Court clarified a rule that every property owner, buyer, and practitioner should know:
๐ The assessed value of the propertyโnot its market value or selling priceโdetermines which court has jurisdiction over a real property case. In this case, the property was the subject of a title dispute, but because its assessed value was only โฑ2,830.00, the case should have been filed in the Municipal Trial Court (MTC), not the Regional Trial Court (RTC). The RTC proceedings were declared void.
Remember, before filing a case for reconveyance, cancellation of title, or quieting of title, always check the tax declaration.
