Prior to closing the deal, the seller and the buyer should agree as to who will shoulder the following transfer costs:

1. Capital Gains Tax
2. Documentary Stamp Tax
3. Estate Tax (if applicable)
4. Transfer Tax
5. Registration fee
6. Lawyer's Notarial and processing fee
7. Other related expenses

Consult a lawyer to know the estimated transfer cost.

When buying a property, ask for the following primary documents from the seller:

1. Recent certified copy of land title.
2. Recent certified copy of land tax declaration.
3. Recent certified copy of house tax declaration
(if house is included).
4. Current Real Property Tax (RPT) clearance.
5. Land sketch plan.

And go to a lawyer for documents checking and due diligence.
Caveat Emptor (Buyer Beware).
