Ever wonder why traffic is moving where it is, or why new malls are popping up in "unexpected" places? It’s all part of the Davao City Comprehensive Land Use Plan (CLUP) and the 𝐈𝐌𝟒𝐃𝐚𝐯𝐚𝐨 𝟐𝟎𝟒𝟓 𝐯𝐢𝐬𝐢𝐨𝐧.
The city is moving away from a single "Downtown" and shifting towards a 𝐌𝐮𝐥𝐭𝐢-𝐍𝐨𝐝𝐚𝐥 𝐒𝐭𝐫𝐚𝐭𝐞𝐠𝐲. This means every district is being developed to have its own purpose, jobs, and lifestyle centers, so you don't always have to travel to San Pedro or Bajada.

📍 𝐓𝐡𝐞 𝐌𝐚𝐣𝐨𝐫 𝐆𝐫𝐨𝐰𝐭𝐡 𝐂𝐞𝐧𝐭𝐞𝐫𝐬 (𝐓𝐡𝐞 𝐂𝐨𝐫𝐞)
𝐏𝐎𝐁𝐋𝐀𝐂𝐈𝐎𝐍 & 𝐀𝐆𝐃𝐀𝐎: The high-density Financial & MICE (Meetings, Incentives, Conferences, Exhibitions) Center. Think more vertical: more skyscrapers, urban renewal, and smart city tech.
𝐓𝐀𝐋𝐎𝐌𝐎: The Commercial Powerhouse. It remains a primary residential and business hub, focusing on "in-filling" (building on empty lots) rather than spreading out.
𝐁𝐔𝐇𝐀𝐍𝐆𝐈𝐍: The Logistics & ICT Gateway. Because of its proximity to the airport and the new Bypass Road, it’s being groomed as the tech and warehousing capital.
𝐓𝐎𝐑𝐈𝐋: The Southern Industrial Hub. It's now considered a "Major Growth Center," destined to be a self-sustaining city with its own manufacturing ecozones and high-end residential estates.
📍 𝐓𝐡𝐞 𝐌𝐢𝐧𝐨𝐫 𝐆𝐫𝐨𝐰𝐭𝐡 𝐂𝐞𝐧𝐭𝐞𝐫𝐬 (𝐓𝐡𝐞 𝐂𝐨𝐧𝐧𝐞𝐜𝐭𝐨𝐫𝐬)
𝐁𝐔𝐍𝐀𝐖𝐀𝐍: The North Industrial Gateway. Focuses on sea-port-related industries and large-scale manufacturing.
𝐓𝐔𝐆𝐁𝐎𝐊 ( 𝐌𝐢𝐧𝐭𝐚𝐥): The Science & Education Center. This is our "Knowledge Hub," focusing on universities (UP Mindanao) and the "Little Tokyo" heritage tourism.
📍 𝐓𝐡𝐞 𝐇𝐢𝐠𝐡𝐥𝐚𝐧𝐝 𝐏𝐨𝐰𝐞𝐫𝐡𝐨𝐮𝐬𝐞𝐬 (𝐓𝐡𝐞 𝐔𝐩𝐥𝐚𝐧𝐝 𝐅𝐮𝐭𝐮𝐫𝐞)
𝐂𝐀𝐋𝐈𝐍𝐀𝐍: The Agro-Industry Center. It will be the "CBD of the Uplands," where all the fruits and crops from the mountains are processed and traded.
𝐌𝐀𝐑𝐈𝐋𝐎𝐆 & 𝐏𝐀𝐐𝐔𝐈𝐁𝐀𝐓𝐎: The Eco-Tourism & Agricultural Frontiers. These districts are the city's "Green Lung." The plan strictly limits concrete footprints (2% rule) to prioritize high-end eco-tourism and food security.
𝐁𝐀𝐆𝐔𝐈𝐎 𝐃𝐈𝐒𝐓𝐑𝐈𝐂𝐓: The Fruit & Coffee Capital. Developments here focus on supporting small-scale farmers and enhancing agricultural tourism circuits.
🚀 𝐁𝐢𝐠 𝐏𝐫𝐨𝐣𝐞𝐜𝐭𝐬 𝐭𝐨 𝐖𝐚𝐭𝐜𝐡 𝐅𝐨𝐫:
𝐃𝐚𝐯𝐚𝐨 𝐂𝐢𝐭𝐲 𝐁𝐲𝐩𝐚𝐬𝐬 𝐑𝐨𝐚𝐝: Connecting Sirawan (Toril) all the way to Panabo, changing how we travel across the city.
𝐇𝐢𝐠𝐡 𝐏𝐫𝐢𝐨𝐫𝐢𝐭𝐲 𝐁𝐮𝐬 𝐒𝐲𝐬𝐭𝐞𝐦 (𝐇𝐏𝐁𝐒): Replacing old routes with a modern, synchronized bus fleet.
𝐌𝐞𝐭𝐫𝐨𝐩𝐨𝐥𝐢𝐭𝐚𝐧 𝐃𝐚𝐯𝐚𝐨 (𝐌𝐃𝐃𝐀): A unified plan to manage traffic and waste across Davao and its neighboring cities.
