Steps in Buying a Property:

Step 1: Define Your Budget & Financing Options
First things first: know how much you can afford.
Compute your monthly income vs. expenses to see what you can comfortably set aside.
Consider your financing options:
Spot cash (if you want discounts)
Bank financing (most common)
Pag-IBIG financing (for members)
In-house financing from developers (less strict but higher interest).

Tip: Your broker can help you compute the estimated amortization so you wonโ€™t get surprised later.

Step 2: Choose Location & Developer
Location is key! Ask yourself: Do you want to be near your workplace, schools, or future investments?

Next, choose a reputable developerโ€”check their track record, quality of construction, and completed projects.

Remember: the right location + trusted developer = better property value and peace of mind.

Step 3: Reservation Process
Once youโ€™ve chosen a unit, you secure it by paying a reservation fee (usually โ‚ฑ10,000โ€“โ‚ฑ50,000, depending on the project).

This temporarily holds the unit under your name.

After reservation, prepare the necessary documents like valid IDs, proof of income, and application forms.

Step 4: Contract Signing & Downpayment
After reservation, youโ€™ll sign the Contract to Sell (CTS).
This will outline the terms, price, and payment schedule.
Then comes the downpayment or equityโ€”usually 10โ€“20% of the property price, payable in 12โ€“36 months.

Tip: This stage is flexible because developers often give easy payment terms for the downpayment.

Step 5: Bank Financing / Pag-IBIG (If Applicable)
After completing the downpayment, the balance is usually financed through a bank or Pag-IBIG.
The bank will appraise the property and check your financial documents.
Once approved, the bank releases the loan amount to the developer, and youโ€™ll start paying monthly amortizations.

Step 6: Move-in & Property Turnover
Once the unit is fully paid or financing is in place, itโ€™s time for turnover.
The developer will schedule an inspection with you so you can check the unit for any issues.
After acceptance, you can officially move in to your new homeโ€”or if itโ€™s an investment, prepare it for rental income.
