A Deed of Absolute Sale that is notarized is presumed to be valid and duly executed. This presumption means that the document is admissible in evidence without further proof of its authenticity. However, this presumption can be rebutted by clear and convincing evidence showing irregularities in the notarization process.

If a notary public fails to properly notarize a document, such as by not being commissioned or allowing unauthorized persons to notarize in their absence, the document may lose its status as a public document.

Always have your Deed of Absolute Sale be notarized by a Trusted Notary Public duly commissioned to perform such valid notarial acts.
