💡WHAT IS A MOVE-IN FEE?

Move-In Fees is an amount paid by the homebuyer to the property developer before the property is officially turned over to him/her.

These are the necessary fees to be paid before dwelling in a unit which might includes the following:

📌Water Connection – if the subdivision/project have their own water system, or they have a preferred provider. They have special negotiations with the company to set it all up for their clients. The homeowner will just have to pay for the fees.

📌Electrical Connection – just like water, electrical connections are usually pre-arranged by the developer. The moment the client applies for the connection it will be like a switch on service to activate it for the homeowners. The posts where the connections be activated are already pre-installed for convenience and easy activation.

📌Association Dues – This is usually a joining fee or advance payment of the monthly/quarterly or annual association fees if you are a homeowner in a subdivision, compound, apartment or condominiums. In condominiums it is called condo dues. It covers the amenity maintenance fees, security fees for the guards and other subdivision maintenance fees. This fee is agreed upon the existing homeowners of the subdivision or community. For new subdivisions or condominiums, association dues or condo dues will be discussed through a general assembly meeting of the homeowners and will be agreed upon through plebiscite.

✔ Budget - magkano ba kaya mong monthly? Kung magkano lang kaya mo doon ka magumpisa tumingin.
✔ Location - consider mo parin budget mo. Kung mura lang siguradong malayo sa Downtown yan. 5 million na po up presyo sa Downtown.
✔ Required Monthly Salary - Check mo na kaagad kung magkano sweldo mo kase doon lang magbabase kung magkano monthly pwede mo kunin! (pwede combined salary)
✔ Marital Status - laging tandaan ang legalities kapag kasal ka sa papel kahit na hiwalay kayo sa mata ng batas conjugal property padin ang lahat ng pagmamayari ninyo.

1. Saan po ba may mura?
✔ Depende sa location mo gusto, basta ang tandaan mo, basta mura malayo na talaga sa Downtown.
2. May Rent To Own po ba kayo?
✔ wala naman talagang rent to own. Maglalabas ka rin ng pera sa Equity or Downpayment at yung remaining pwede na maloan sa Bank/pagibig at magmomonthly ka nalang sa Bank/pagibig kaya parang rent to own ang labas.
3. May Lipat Agad po ba kayo?
✔ kung kaya mo magbayad ng cash maaring makalipat ka agad.
✔ kung installment hihintayin muna matapos Downpayment pagbayad na chaka palang maprocess sa Bank/pagibig na usually 3-6mos. (pwede mo bayaran ng cash ang Downpayment para maprocess agad sa Bank/pagibig)
4. Kelan pwede makalipat?
✔ kung na release na ng Bank/pagibig ang loan mo.
5. Ano ang Pre-selling?
✔ ibig sabihin nito itatayo palang ang bahay mo usually 18-24mos construction sa mga affordable or low cost housing. Ang maganda nito mura pa ang price ng bahay kase wala pang development. Maari mo din bayaran pa ng installment ang Downpayment or Equity.
6. Ano ang Equity?
✔ ito ay same lang ng Downpayment at required mong bayaran bago pwede maloan sa pagibig.
