Maceda Law or Realty Installment Buyer Protection Act provides protection to buyers of real estate properties on an installment or installment basis, especially if they are unable to make payments on time. It aims to make the process fair and avoid immediate cancellation or forfeiting of all payments.

🔑 Law Scope
This covers those who bought:
• Residential real estate (house, land, condo)
• Sold through installment payments

❗ Not covered:
• Industrial at commercial properties
• Rent-to-own schemes (depends on contract structure)

💰 𝙂𝙧𝙖𝙘𝙚 𝙋𝙚𝙧𝙞𝙤𝙙 (𝙒𝙞𝙩𝙝𝙤𝙪𝙩 𝙄𝙣𝙩𝙚𝙧𝙚𝙨𝙩)
Buyer will be given a racket to catch up on payment:

• Less than 2 years na nakabayad
→ 60 days grace period from due date

• At least 2 years have been paid
→ 1 month grace period for every year of payment

✔ No added interest within grace period

If the buyer has already paid for at least 2 years:
• Entitled to 50% refund of all those paid
