🏡 AYAW PALIT OG YUTA NGA WALA NIMO GI-CHECK ANG TITLE!

Hinumdomi: Dili tanan nga yuta nga gibaligya adunay limpyo ug kompleto nga dokumento.

I-verify mismo ang title sa Registry of Deeds.
⚠️ 3. Seller nga dili mao ang registered owner
Kung lahi ang nagbaligya kaysa naa sa title, pangutan-a kung unsa iyang legal authority—SPA, authority from heirs, estate documents, ug uban pa.
⚠️ 4. “Rush sale—karon ra ni nga presyo!”
Ayaw pa-pressure.

✅ BAGO MAGBAYAD, CHECK FIRST!
📌 Verify the Title
📌 Verify the Seller/Owner
📌 Check the Annotations
📌 Check the Survey/Technical Description
📌 Verify BIR, DAR, DENR or other applicable requirements
📌 Make sure nga klaro ug notarized ang Deed of Sale

VERIFY BEFORE YOU BUY.

BUY WITH DOCUMENTARY DUE DILIGENCE. 🔍📑

📌 Certified True Copy sa Registry of Deeds

🏠 Clean title is good—but proper verification is even better.

If you are a buyer of a lot or land, be sure you have an idea of how much you can take out of your pocket for the transfer of the title to your name. If not, the property you buy might remain in the seller's name for a long time until you have a budget to spend for such purpose..

Remember, the ultimate ownership of a property begins only if the land is transferred to your name which means the new land title from the Registry of Deeds is issued in your name.

Why would it takes 2 weeks for the CENRO Initao to issue the Land Disposition Status and Land Classification Status?
Your Charter said otherwise for it says the clients can obtain it in a day?

Kinsa man ang dapat mobayad sa Capital Gains Tax (CGT)? Buyer or Seller?

Ngano man?
- National Internal Revenue Code of 1997 section 24 (D) (1) mao kini ang primary nga basehan.
