Project Location:
The proposed Xavier University Masterson Campus and Manresa Town project will be
located in Masterson Ave., Upper Balulang, Barangay Balulang, Cagayan de Oro City as
shown in the figure below. It will cover a total land area of 637,211 square meters. It is bound
on the west by the SM Uptown and by various residential areas such as Camella Subdivision.
Project Rationale:
The Xavier University in Cagayan de Oro is one of the top educational institutions in Region
X. It has been experiencing congestion in its main campus in the past years due to an
increase in enrollment and the limitation for expansion of its main campus located in the heart
of downtown Cagayan de Oro City. Xavier University has a property in Uptown CDO which
is better known as the Manresa Farm and is the center for its College of Agriculture.
Development in the past 30 years has changed the Uptown from an agricultural area to a
booming residential and commercial area. To provide a better service and learning
environment for its students, as well as to optimize the use of the Manresa Farm area, the
Xavier University made plans to develop the Manresa Farm into a modern campus and
commercial area.
Project Components:
The development is envisioned to cover a total land area of 637,211 square meters where
261,580 square meters of it will be forest reserved, 19,167 square meters will be open area,
and only 356,464 square meters will be developed. Of the 356,464 square meters, the project
allocates 209,729 square meters to contain the campus while 146,735 square meters is
allocated for commercial locators.
The proposed Manresa Town and Xavier University Masterson Campus is a mixed use
development and shall have the following components:
