Mga Palatandaan bago bumili ng lupa:

(1) beripikahin ang kasalukuyang titulo at lahat ng mga anotasyon nito sa Register of Deeds (RD)/LRA;

(2) kumpirmahin ang pagkakakilanlan, awtoridad, at civil status ng nagbebenta;

(3) siyasatin sa aktuwal ang pagmamay-ari/pag-okupa (possession) at mga hangganan ng lupa; at

(4) tiyaking maipaparehistro talaga ang deed (kabilang ang pag-apruba ng subdivision plan/plan kung bahagi lang ng titulo ang ibinebenta).

Ang panuntunang “clean title” ay nagpoprotekta sa mamimili kung walang mga palatandaang kahina-hinala; kapag may kahina-hinalang pangyayari, may tungkuling magsiyasat pa lampas sa titulo
