CONTRACT TO SELL vs DEED OF ABSOLUTE SALE vs PROPERTY TITLE
Whatโs the difference?
๐ก Many buyers think these three documents are the sameโฆ
But they are very different in real estate transactions.
Hereโs a simple guide ๐
๐ 1๏ธโฃ CONTRACT TO SELL
This means the buyer agrees to purchase the property but does NOT own it yet.
Usually used when:
โ Buyer is still paying installment
โ Full payment has not been completed
๐ Ownership still belongs to the seller until the property is fully paid.
๐ 2๏ธโฃ DEED OF ABSOLUTE SALE (DOAS)
This is the document that proves the property has already been fully sold.
โ Full payment is completed
โ Seller transfers ownership to buyer
But rememberโฆ
โ This document alone does NOT make you the registered owner yet.
๐ 3๏ธโฃ PROPERTY TITLE
This is the most important document.
The title proves that the property is legally registered in your name at the
Land Registration Authority.
โ Your name appears on the title
โ You are now the legal owner

Contract to Sell = Promise to sell
Deed of Absolute Sale = Property sold
